How to Find Active CRE Buyers
Brokers already know how to find buyers. The hard part is keeping the momentum for every deal, in every market, before the deal goes cold.

When a broker is testing a $40M multifamily deal in Phoenix, the question that matters isn't "who buys multifamily." It's who is actively buying multifamily in Phoenix, right now, at this check size.
That's a question every senior broker can answer for the firms they have worked with. The buyer list lives somewhere - in a spreadsheet, in a phone book, mostly in the broker's head. It gets updated when something happens: a deal closes, a fund raises, a former colleague takes a new seat. It's the right way to think about the market.
The list stays strongest where it has direct history.
Where Continuous Upkeep Matters
Three kinds of movement require continuous upkeep:
Activity beyond the desk's direct history. A book of business is built from deals the team has actually touched. A firm deploying serious capital into Sun Belt multifamily through other processes can still matter to the next mandate. Capdex brings that adjacent activity into view while the deal is live.
Recent changes in posture. A firm that was a multifamily buyer last year may be a seller this year. A firm that was capital-constrained last quarter may be in deployment mode now. The methodology is still right; the underlying activity keeps moving.
Adjacent markets. The Phoenix relationships stay central to a Phoenix mandate. Activity across the other Sun Belt markets a serious buyer is evaluating provides the surrounding evidence: where the firm has moved, with whom, and how recently.
These are not failures of methodology. The methodology - track the firms, update the list, call the network - is correct. Capdex takes on the continuous maintenance around it.
What Changes When the List Runs Continuously
When the same approach runs continuously across the firms and markets a mandate touches:
The list stays fresh on its own. When a firm's state shifts, the list reflects it as soon as the shift is observable. The broker stops doing the upkeep - but the upkeep happens.
Coverage follows the mandate. Relevant activity beyond the desk's direct deal history appears beside the relationships already in the read. The network remains the edge; Capdex keeps the moving market around it visible.
Per-deal research stops costing a week. The cross-reference work a senior analyst would do to assemble the buyer list for a specific deal runs ahead of time. The list for the deal is ready when the deal is.
The methodology is the broker's own. The change is that it is no longer the broker's job to maintain it.
What We Know
Capdex keeps the buyer list current as the market moves, so it is ready the day the assignment lands. Every line carries the evidence behind it, so the read can be verified before the pitch.
