10 Federal Storage acquired three self-storage facilities in Azle and Springtown, Texas on Aug. 19, expanding its presence along the northwest edge of the Dallas-Fort Worth metroplex. The transaction adds 1,311 units and 263,030 square feet of rentable space to the company's portfolio, which now spans 135 properties across 16 states.
Property Locations and Site Details
The acquired facilities are located across two Parker County communities. In Springtown, the portfolio includes a facility at 1050 W. Highway 199 — a property that has operated under legacy names including Springtown Self Storage and West Side Storage, situated near the center of town. In Azle, 10 Federal acquired two additional properties. The first carries dual addresses at 11400 FM 730 N. and 114 E. Reno Road — a corner location with two access points that the company is branding as 10 Federal Storage – FM 730 N. The second Azle asset, at 1250 Sandy Beach Road, is positioned in the lake area of the city and is being marketed as 10 Federal Storage – Sandy Beach Rd. All three facilities feature drive-up storage units with 24/7 automated access, consistent with 10 Federal's broader operational model.
The combined three-facility portfolio sits on more than 15 acres. A two-property Springtown and Azle portfolio comprising 150,980 rentable square feet and 950 units was sold by a DFW-based family partnership to 10 Federal, with the remaining square footage and units attributable to the additional Azle facility.
High-Growth Suburban Corridor Drives Acquisition Rationale
Azle and Springtown occupy one of the faster-growing suburban corridors in Texas. Springtown's population has grown 70% since the 2020 census, while surrounding Parker County expanded 47% between 2015 and 2025, according to U.S. Census Bureau estimates cited by the company. That demographic trajectory underpins demand for storage capacity in communities where residential development has outpaced existing infrastructure.

The Azle and Springtown acquisition reflects 10 Federal's strategy of aggregating automated, technology-enabled self-storage in secondary growth markets adjacent to major metros. The company operates a fully automated management platform that relies on artificial intelligence and data analytics.
Prior to 10 Federal's involvement, the Springtown facility operated as a conventionally staffed property. Under 10 Federal's ownership, the sites are transitioning to 24/7 automated access and remote management.
