ACD has acquired three commercial properties across Arizona and Texas on behalf of its Core Plus Commercial Fund, the firm announced July 15, adding two fully leased retail centers and a self-storage facility totaling approximately 70,026 square feet to its Southwest portfolio.

The acquisitions span the Arrowhead Ranch submarket of Glendale, the Gladden Farms master-planned community in Marana, and the southern Houston suburb of Pearland, further diversifying the fund across retail and self-storage asset classes in what the firm describes as high-growth markets.

Glendale Strip Center Expands ACD's Arrowhead Ranch Corridor Presence

In Glendale, ACD acquired 8280 W Union Hills, an 11,756-square-foot Class A strip center in the Arrowhead Ranch submarket. The property is 100% leased to three tenants, including Arrowhead Grill, and is shadow-anchored by a Walmart Supercenter and Sam's Club.

The acquisition is directly across the street from ACD's existing asset at 8285 W Union Hills, a positioning the firm said allows it to leverage established vendor relationships and its operating track record in the corridor. The firm characterized the property's tenant roster as e-commerce resistant.

Marana Grocery-Anchored Center Targets North Tucson Growth

In Marana, Arizona, within the Tucson metropolitan statistical area, ACD acquired Gladden Farms Shopping Center, a newly constructed retail center totaling 24,470 square feet. The property is anchored by Fry's and is fully leased to a roster of national and regional credit tenants.

The center is located within the Gladden Farms master-planned community north of Tucson, a submarket the firm said benefits from a pipeline of surrounding residential development. ACD described the property as positioned to serve as an essential retail destination for the broader Marana and North Tucson trade area.

Pearland Self-Storage Facility to Operate Under BriteLock Brand

In Pearland, Texas, ACD acquired U-Stor Mor Storage, a 33,800-square-foot self-storage facility along S Main St. in the southern suburbs of Houston. The facility will be rebranded and operated under ACD's BriteLock Storage platform.

ACD said the property serves a dense and affluent trade area with limited nearby competition, and that it sees opportunity to drive occupancy and rental rate growth through BriteLock's management platform and revenue management programs.

Acquisitions Reflect Core Plus Strategy Across Sun Belt Markets

Taken together, the three deals represent 70,026 square feet of commercial space across two states and three distinct submarkets. Financial terms, including sale prices, cap rates, and loan details, were not disclosed.
