Alliance Residential Company has completed eight multifamily acquisitions totaling approximately 2,000 units across California, Texas, Florida and Pennsylvania, the Scottsdale, Arizona-based firm announced June 16, 2026. The transactions were completed between December 2025 and March 2026.

Portfolio Overview

The eight communities span four states and include a range of asset types and submarkets. In California, Alliance Residential Company acquired Hawthorne Apartments in Riverside and Broadstone Real Estate Miracle Mile in Los Angeles. In Pennsylvania, the firm acquired Wyncrest Bala Cynwyd in the Philadelphia area's Main Line submarket. In Texas, the portfolio includes Santoro in Houston's Heights/Memorial corridor and North Park Landing in Fort Worth.

Alliance Residential Company also expanded its presence in the Orlando, Florida market with three newly constructed communities: Stevens Pointe, acquired in January, and Avalon Pointe and Horizons Village, both acquired in May. The firm said each of the transactions was secured at a significant discount to replacement cost.

Investment Strategy

Alliance Residential Company said the acquisitions reflect its focus on value-add repositioning, infill core assets and properties in high-growth submarkets. The firm evaluates opportunities through a combination of top-down market analysis and bottom-up asset selection, according to the announcement.

"Each of these five acquisitions reflects the disciplined, cycle-tested approach Alliance has refined over more than two decades, focusing on assets acquired below replacement cost with clear operational or physical upside," said Stephen Squatrito, Managing Director of Acquisitions – West for Alliance Residential Company. "We have the capability to close deals simultaneously across multiple markets and with multiple partners, demonstrating both scale and efficiency."

Note: The quote above references "five acquisitions," as it appeared in the source announcement, though the overall portfolio comprises eight transactions.

Sean Clancy, Managing Director of Acquisitions – East for Alliance Residential Company, said the firm's platform is designed to function across varying market conditions. "Our acquisitions platform isn't built around just one idea; it's meant to work across different market environments," Clancy said. "At the end of the day, we try to stay disciplined and lean into what we do best, whether that's putting some smart capital into an asset or finding good product in strong growth markets. When we keep that approach consistent, it tends to put us in a really good position to deliver solid, risk-adjusted returns over time."

Post-Acquisition Plans

Alliance Residential Company said its vertically integrated model — encompassing acquisition, construction, asset management and branded property operations — positions it to add value at each community following closing. The firm said it plans to implement institutional-grade management, targeted capital improvements and rebranding under its Broadstone platform at the acquired communities.

The firm said the volume of deal activity reflects growing institutional confidence in its acquisition platform and its ability to source off-market or distressed deals at below-replacement-cost basis in supply-constrained markets.

Target Markets and Company Background

Alliance Residential Company said its national acquisition platform continues to evaluate opportunities in the Inland Empire, greater Los Angeles, Philadelphia's Main Line, Houston's Heights/Memorial corridor, Florida and North Texas.
