WASHINGTON, D.C. — March 23, 2026Alliance Residential Company has rehired Justin Donaldson as Managing Director – Mid-Atlantic (DMV) to lead real estate development efforts across Washington, D.C., Maryland, and Virginia, the company announced. Donaldson will focus on sourcing new investment opportunities and overseeing the full development process as Alliance works to expand its development pipeline in one of the nation's most competitive real estate markets.

Donaldson Returns to Alliance Residential Company

Donaldson originally joined Alliance Residential Company in May 2021, when he founded the firm's Washington, D.C. office. His return marks what the company described as a renewed commitment to growing its presence in the DMV market. Prior to rejoining Alliance, Donaldson served as a Senior Director at Greystar, where he managed a portfolio of ground-up development projects totaling more than $750 million in capitalization. During that tenure, he closed two projects in the region: a 389-unit community in Richmond, Virginia, and a 200-unit community in Bethesda, Maryland.

Before his first stint at Alliance, Donaldson worked for JBG Smith, where he was involved in the development of the Amazon HQ2 project in Arlington, Virginia, and an apartment community in Reston. Earlier in his career, he conducted market feasibility analyses for real estate developers. He holds a master's degree in real estate from Georgetown University's School of Continuing Studies and a Bachelor of Science in finance from Miami University in Ohio.

"Justin was instrumental in getting our DMV operation off the ground, and his return brings a level of market depth and relationship capital that is difficult to replicate," said Donald Santos, Alliance Residential Company Senior Managing Director – East. "He has spent the past several years closing complex deals and building a strong track record in this region. We are confident his leadership will accelerate our development activity and strengthen Alliance's position across the region."

Donaldson echoed that sentiment in a statement. "Coming back to Alliance feels like a natural next step," he said. "The DMV market continues to show strong fundamentals — driven by a deep talent base, resilient demand drivers, and a transportation infrastructure that supports long-term growth. I look forward to building on the work we started here and identifying the right opportunities to grow Alliance's pipeline across Washington, Maryland, and Virginia."

Background and Credentials

Donaldson's academic background includes graduate-level training in real estate through Georgetown University's School of Continuing Studies. His career trajectory — from market feasibility analysis to large-scale development at JBG Smith, Alliance Residential Company, and Greystar — spans the full lifecycle of multifamily real estate development in the Mid-Atlantic region.
