American Landmark Apartments has acquired Park Avenue at Boulder Creek, a 292-unit apartment community in southeast Houston, the firm announced Aug. 20. The property, located at 11575 Pearland Pkwy, will be rebranded Toscana Parkway and becomes the firm's 14th multifamily asset in the Houston metropolitan area. The sale price, seller identity, and financing terms were not disclosed.

Deal Rationale: Constrained Supply and Houston's Population Surge

Elizabeth Roy, Chief Investment Officer at American Landmark Apartments, pointed to Houston's population trajectory and the submarket's limited new supply as the primary investment drivers.

"Houston continues to distinguish itself as one of the nation's strongest multifamily investment markets because of its population growth, diverse employment base and long-term economic resilience," Roy said. "Toscana Parkway is a well-located community with direct highway connectivity and immediate access to the retail and everyday amenities residents value. With no new deliveries in the submarket, we see a clear opportunity to invest behind the property's fundamentals—executing the first capital improvement program since the community was built and bringing American Landmark's operational expertise and value-add approach to enhance the resident experience for years to come."

The Greater Houston metropolitan area surpassed 7.9 million residents in 2025 after adding 126,720 new residents, the largest net population gain of any U.S. metropolitan area that year, according to the Greater Houston Partnership. The region's economy spans healthcare, energy, aerospace, manufacturing and logistics, with major employment anchors including the Texas Medical Center, Port Houston and NASA's Johnson Space Center.

Houston's multifamily market has been navigating a period of elevated supply and softening rents. Effective rents in the metro stood at $1,327 as of the second quarter of 2026, down 1.0% year-over-year, reflecting a second consecutive year of outright rent declines. However, net absorption reached 8,957 units in Q2 2026, nearly 49% ahead of the prior year's pace, pulling vacancy down to 6.19%. Occupancy in stabilized Houston properties stood at 91.6% as of mid-2026, below the national average of 94.1%, though the trend line has been improving.

American Landmark Apartments is positioning Toscana Parkway within a pocket of the southeast Houston submarket where no new supply has been delivered, a contrast to broader metro-level construction pressure.

Property Profile: 2009-Vintage Asset on 16.8 Acres

Built in 2009, Toscana Parkway sits on a 16.81-acre parcel and encompasses approximately 309,102 square feet of improvements, placing average unit size at roughly 1,060 square feet. The community offers one-, two- and three-bedroom apartment homes, with floor plans ranging from approximately 809 to 833 square feet for one-bedroom units, 971 to 1,177 square feet for two-bedroom units, and approximately 1,317 square feet for three-bedroom units.

The property has not undergone a major capital renovation since its original construction, which American Landmark Apartments characterizes as a clear value-add opportunity. The firm plans to execute the first capital improvement program in the community's history.

Community amenities include a resort-style saltwater swimming pool, fitness center, sauna, clubhouse, business center, volleyball court, children's playground and poolside grilling areas. Apartment interiors feature stainless steel appliances, island kitchens, dishwashers, crown molding, walk-in closets, and private patios or balconies.

Toscana Parkway is situated in southeast Houston adjacent to Pearland, with Sam Houston Parkway less than five minutes away, providing direct access to Interstate 45 and State Highway 288. The community is approximately 15 minutes from William P. Hobby Airport, 20 minutes from the Texas Medical Center and less than 30 minutes from Downtown Houston.
