Apollo Platform Company Signs 50K-SF Lease at 590 Madison Avenue as RXR Sees Continued Leasing Momentum

A platform company within the Apollo Global Management umbrella has signed a 10-year, nearly 50,000-square-foot lease at 590 Madison Avenue in Midtown Manhattan, RXR announced April 15. The deal builds on Apollo's existing footprint at the property and reflects continued leasing momentum at the tower since RXR's acquisition of the building in August 2025.

Deal Details: Apollo Expands at 590 Madison Avenue

The newly signed lease covers floors 14 and 15 of the 43-story office tower, adding nearly 50,000 square feet to Apollo Global Management's presence at the address. The deal builds on Apollo's prior commitment of nearly 100,000 square feet at the same property. Financial terms of the lease were not disclosed.

590 Madison Avenue is a Class-A office tower comprising approximately 700,000 rentable square feet. The building was originally constructed in 1975.

RXR Reports Leasing Momentum Following 2025 Acquisition

RXR acquired 590 Madison Avenue in August 2025. Since that acquisition, the firm has reported active leasing demand at the property. William Elder, Executive Vice President and Managing Director of RXR's New York City Division, commented on the activity.

590 Madison Avenue is a 43-story office tower located in Midtown Manhattan, New York. The approximately 700,000-square-foot building was constructed in 1975. RXR added the property to its portfolio through an acquisition completed in August 2025.
