The original business plan included the development of a 186-unit build-to-rent community consisting of detached homes and townhome-style units. The partnership advanced the project to a "shovel-ready" status before electing to change course.

According to the firm, market conditions shifted as the project neared the start of vertical construction. Rather than proceed with development, Argosy repositioned its strategy toward a land sale to a for-sale homebuilder.

The partnership's ability to exit profitably was aided by its original acquisition of the land at what the firm described as a "substantial discount to market value." That basis, the firm noted, enabled a profitable exit despite broader market softening during the hold period.
