Art-Invest Real Estate and JLL Complete 7,000-Square-Meter Office Lease to Sunday Natural at Berlin-Kreuzberg's Die Macherei

Art-Invest Real Estate has leased approximately 7,000 square meters of office space at M60, part of the Die Macherei Berlin-Kreuzberg campus at Hallesches Ufer in Berlin's Kreuzberg district, to Sunday Natural, a German premium supplements and health products brand. JLL advised both parties on the transaction, which was announced Sept. 16, 2026.
The lease makes Sunday Natural the sole office tenant of all available office areas in M60, fully letting the building's office space. Handover of the space is scheduled for spring 2027, at which point Sunday Natural will open its headquarters for more than 450 employees.
Deal Structure and Expansion Options
Sunday Natural will occupy upper-floor office space as well as a ground-floor unit within M60. A separate gastronomy unit also occupies the ground floor, reflecting the mixed-use programming of the broader campus. In addition to the M60 lease, Sunday Natural has secured options for further space in the adjacent M50 building, providing the company with additional growth capacity within the Die Macherei Berlin-Kreuzberg quarter.
Mathias Groß, managing director and head of the Berlin office at Art-Invest Real Estate, said the transaction validates the developer's approach to creating a diverse, amenity-rich urban quarter. "Sunday Natural trifft mit seinem Angebot an hochwertigen Nahrungsergänzungsmitteln und weiteren Gesundheitsprodukten den Zeitgeist rund um das Thema Longevity und Wellness und passt perfekt in das Konzept unseres modernen und vielfältigen Quartiers," Groß said, adding that the company's decision to choose Die Macherei Berlin-Kreuzberg demonstrates the success of that strategy.
Sarah Guerrier, Chief People Officer of Sunday Natural, cited the campus's ecological credentials and urban setting as key factors in the decision. "Die Macherei Berlin-Kreuzberg schafft eine einmalige Arbeits- und Aufenthaltsqualität inmitten Berlins," Guerrier said. "Der hohe ökologische Anspruch der Gebäude, das attraktive Umfeld, die spannenden Nachbarn und die vielen Möglichkeiten im Quartier haben uns überzeugt."
M60 Building and ESG Positioning
M60 is designed as a climate-neutral office building featuring a dark green folded ceramic façade combined with photovoltaic technology. The building's façade and material palette are designed to reference the steel-and-glass architecture of the neighboring M50 tower, creating a visual dialogue between the two structures within the campus ensemble.
The broader Die Macherei Berlin-Kreuzberg campus spans a site of approximately 20,000 square meters and comprises three buildings. M40, a wood-hybrid office building, was completed by Art-Invest Real Estate in spring 2025. M50, the former Postscheckamt high-rise standing approximately 90 meters tall, is currently undergoing ecological revitalization and is expected to complete by year-end. After refurbishment, M50 will offer space for creative workspaces, sports, and gastronomy. Drugstore chain dm is scheduled to move into M50 in spring 2027.
Campus infrastructure includes a smart parking underground garage and a Cycle-In bicycle garage with 485 bicycle spaces, showers, and changing rooms located in M40, supporting the quarter's sustainable mobility positioning.
Tenant Mix and Campus Context
Die Macherei Berlin-Kreuzberg already counts Accenture, Stripe, Vestas, and Circle K among its tenants. The retail and food-and-beverage mix includes REWE, ice cream parlor Agiori, flower shop Blütenkind, and The Visit Coffee Roastery. The campus is located at Hallesches Ufer in northern Kreuzberg and is described by Art-Invest Real Estate as a mixed-use quarter bridging the Kreuzberg and Mitte districts.
