Asana Partners and Norges Bank Investment Management Launch $500 Million U.S. Neighborhood Retail Joint Venture

Asana Partners has announced the formation of a strategic joint venture with Norges Bank Investment Management (NBIM), establishing a $500 million platform to invest in and operate neighborhood retail real estate across the United States.

The new entity, Asana Partners Strategic Partners I (APSP I), was launched with a $500 million equity commitment from NBIM. The venture will target core and core-plus neighborhood retail assets, including grocery-anchored shopping centers, unanchored open-air centers, street retail, and mixed-use properties. The partnership focuses on properties in markets characterized by attractive demographics, durable tenant demand, strong consumer fundamentals, and long-term value-creation potential, according to the announcement.

Deal Structure and Initial Investment

APSP I's initial investment consists of a 50% interest in a portfolio of premium grocery-anchored centers located in what the firms describe as desirable U.S. growth markets. Individual property names, addresses, and pricing for the seed portfolio have not been disclosed.

The strategic partnership with NBIM is designed to complement Asana Partners' existing core and core-plus investment vehicle, the Asana Partners Select Fund.

King & Spalding LLP served as legal counsel to Asana Partners. Clifford Chance served as legal counsel to NBIM.
