Barings Provides Debt Financing for Swedish Logistics and Cold Storage Portfolio

Barings has completed two real estate debt transactions in Sweden, providing financing across the logistics and cold storage sectors on behalf of its European Real Estate Debt strategies, the firm announced June 30.
The transactions cover a combined footprint of approximately 119,800 square meters across two separate assets.
Logistics Warehouse Portfolio in Norrköping and Jönköping
Barings provided a debt facility secured against a portfolio of logistics warehouses in Norrköping and Jönköping totaling approximately 93,800 square meters. The firm described the assets as well let and strategically positioned within the Nordic Trade Triangle, a freight corridor offering connectivity to Oslo, Helsinki, Copenhagen, and continental Europe via Sweden's southern corridor.
The locations provide access to Sweden's E4 motorway, ports, and key population centers. Barings described Sweden as the largest market in the Nordic region and a hub for centralized logistics operations in Northern Europe.
Cold Storage Facility
The second transaction involved financing for a cold storage facility and warehouse space totaling approximately 26,000 square meters, located within one of Sweden's key food production regions. The facility is fully automated and carries what Barings described as strong sustainability credentials, reflecting the growing importance of modern, energy-efficient food supply chain infrastructure.
Barings noted that the Swedish cold-chain logistics market is expected to grow rapidly over the next five years, driven by shifting consumer preferences in the Nordics. The firm pointed to data showing that imported foods now account for half of all food products sold in Swedish stores, a shift from the traditional preference for locally sourced products.
Barings Comments on Nordic Strategy
Rupert Gill, Managing Director and Head of European Real Estate Debt Portfolio Management at Barings Real Estate, commented on the transactions.

The firm said Sweden remains a market of focus for its debt strategies, with particular emphasis on industrial assets supported by supply-demand imbalances and long-term demographic trends. Both transactions benefit from proximity to the E4 motorway, ports, and major population centers.
Barings, a subsidiary of MassMutual, manages approximately $481 billion in assets as of March 31, 2026. Barings Real Estate operates across private debt and equity markets globally and offers financing solutions to real estate borrowers across major property sectors.
Financial terms of both transactions, including loan amounts, loan-to-value ratios, and borrower identities, were not disclosed.
