Barings Taps Transwestern to Lease and Manage 100 Congress in Downtown Austin

AUSTIN — Barings has selected Transwestern to provide agency leasing and property management services for 100 Congress Avenue, a 420,471-square-foot Class A office tower in downtown Austin, the firms announced July 6.
Connor Atchley, Brandon Lester, Graham Trull, SIOR, and Carly Langley will lead leasing efforts on behalf of the landlord. Lester serves as Managing Director and Central Texas Market Leader at Transwestern.
A Longstanding Institutional Partnership
The assignment extends an existing relationship between Transwestern and Barings that spans more than a decade of leasing and property management work across the country, according to the announcement.
"100 Congress is one of Austin's most recognizable office addresses, combining an iconic location with institutional ownership and a best-in-class workplace experience that continues to resonate with today's tenants," Lester said in a statement. "Transwestern's integrated leasing and property management services will enhance that strong foundation, with a continued focus on tenant service and operational excellence."
Property Overview: 100 Congress Avenue
100 Congress is a Class A office tower distinguished by a tiered roofline that has made it a recognizable element of Austin's downtown skyline for decades. The building sits at the gateway to Austin's central business district, overlooking Lady Bird Lake.
The property currently houses a number of established tenants, including Jackson Walker, Whistler Pipeline, Ryan, LLC, and Armbrust & Brown, PLLC. The building offers more than 40,000 square feet of contiguous available space, along with two move-in-ready spec suites designed to accommodate a range of tenant requirements.
Amenities at 100 Congress include a lobby centered around a coffee shop and café, a two-story fitness center with spa-style locker rooms, secure bike storage, an outdoor terrace, two parking garages, and on-site security. The building's location provides walkable access to restaurants, hotels, entertainment venues, and outdoor recreation amenities.
