Bascom Arizona Ventures Acquires Tucson Multifamily Asset Domain 3201 for $45.5 Million

The Bascom Group, a subsidiary of Irvine, California-based The Bascom Group, has acquired Domain 3201, a 289-unit multifamily community in Tucson, Arizona, for $45.5 million, or $157,439 per unit, the firm announced. The acquisition was completed off-market, with the seller remaining undisclosed.

Property Overview and Deal Structure

Domain 3201 is a garden-style multifamily community constructed in two phases in 1985 and 1990. The property offers one-, two-, and three-bedroom floor plans and features three swimming pools, two spas, open green spaces, a fitness center, a yoga studio, a clubhouse, a business center, and two pickleball courts.

Acquisition financing was provided by BrightSpire Capital Acquisitions and arranged by Brian Eisendrath, Cameron Chalfant, Ben Margolis, and Jesse Zarouk of Institutional Property Advisors (IPA), a division of Marcus & Millichap. The IPA team of Hamid Panahi, Clint Wadlund, Steve Gebing, and Cliff David advised both the buyer and seller in the transaction.

Arizona-based Bryten Real Estate Partners has been engaged as the property manager at Domain 3201.

Capital Improvement Program and Value-Add Strategy

Bascom Arizona Ventures plans to implement a comprehensive capital improvement program at the property. Planned enhancements include upgrades to the clubhouse and leasing office spaces, enhancements to the pool, spa, and fitness areas, and renovations across individual residences.

The firm described the strategy as reflecting its "proven value-add approach of elevating the resident experience while driving long-term asset value."

Bascom's Expanding Tucson Multifamily Footprint

The Domain 3201 acquisition marks the second significant multifamily transaction Bascom Arizona Ventures has completed in Tucson in 2026. Earlier this year, the firm acquired Retreat at Speedway, a 304-unit community, for $53.4 million. Together, the two deals represent more than 590 units of Tucson multifamily product acquired by the firm within a single calendar year.

Since 2004, Bascom Arizona Ventures reports completing over $1.6 billion in multifamily transactions across 53 properties and more than 16,700 units throughout Arizona, including over 5,000 units in Tucson. The firm has characterized Tucson as having strong underlying multifamily fundamentals.
