The portfolio comprises three properties — one in Duluth, Georgia, in the Atlanta metro area, and two in Orlando, Florida — and represents Basis Industrial's entry into the Atlanta industrial market.

Basis Industrial described the acquisition as part of a broader strategy to scale a multi-tenant industrial platform focused on small-bay assets.
The portfolio's three assets span Duluth, Georgia, which sits within the broader Atlanta metro area, and two properties in Orlando, Florida. The acquisition marks Basis Industrial's entry into the Atlanta market and expands its presence in high-growth Southeast logistics hubs, according to the announcement.
Colliers Brokers Reno-Area Industrial Lease Amid Broader Small-Bay Activity
The announcement from Colliers also highlighted a related leasing transaction in the Reno metro area. Steve Kucera, Vice Chair of Industrial Services at Colliers in Reno, and Makenna Backstrom, Senior Associate of Industrial Services at Colliers in Reno, represented the landlord in securing a tenant for a 9,600-square-foot small-bay industrial space in Sparks, Nevada.
Kucera has been involved in more than 800 sale and lease transactions totaling over 80 million square feet, with total consideration exceeding $1.35 billion, according to Colliers. Backstrom brings more than seven years of combined experience representing investors, developers, landlords, and tenants across industrial property sectors.
The Sparks lease is one of several small-bay transactions cited across markets including Nevada, North Carolina, Texas, New Jersey, and Florida, illustrating continued investor and occupier demand for the asset class nationally.
