Basis Investment Group has closed a $27.5 million bridge loan for Plaza 44, a grocer-anchored neighborhood retail center in Poughkeepsie, NY, the firm announced February 9, 2026.

The transaction adds to Basis Investment Group's recent bridge lending activity in retail real estate and other commercial property sectors. The firm, a certified Minority and Woman-Owned Business led by CEO Tammy K. Jones, has closed nearly $9 billion in transactions across debt and equity strategies targeting U.S. middle-market commercial real estate.

Bridge Loan Program Targets Retail Real Estate

Basis Investment Group's bridge loan program provides financing ranging from $15 million to $150 million for acquisition, refinance, repositioning, and recapitalization of retail real estate, multifamily, office, industrial real estate, hospitality, and self-storage properties in primary and secondary markets. The firm's bridge loans typically feature three-year terms with extension options, interest-only payments, and non-recourse structures with standard carve-outs.

For stabilized retail real estate, Basis Investment Group provides leverage up to 70% loan-to-value. The firm's bridge loans are SOFR-based with 1% origination and exit fees, offering flexible terms tailored to transitional assets.

The firm also closed a $23.1 million bridge loan to refinance Sierra Vista Way, a 158,765-square-foot industrial facility in Provo, UT, held in BIG Real Estate Fund III.
