BGO and The Seyon Group Acquire 134,413-Square-Foot Marlborough Industrial Portfolio for $28.15 Million

BGO and The Seyon Group have acquired a two-building, 134,413-square-foot industrial portfolio in Marlborough, Massachusetts for $28,150,000, the firms announced Aug. 18, 2026. The transaction closed in late July 2026 and adds to an existing joint venture relationship between the two firms focused on industrial investments in the Northeast.

The portfolio comprises 261 Cedar Hill Street and 753 Forest Street, both single-story shallow-bay industrial buildings situated in the I-495 West submarket within the Boston metropolitan area. The properties were 100% leased at the time of acquisition.

Portfolio Details and Property Configuration

The two buildings sit within Marlborough's Cedar Hill Business Park and together offer 17 dock doors, four drive-in doors and 353 parking spaces. Their functional layouts are designed to accommodate a range of industrial, technology and advanced-manufacturing users.

261 Cedar Hill Street spans 59,404 square feet and was built in 1987. The building features small-bay flex spaces ranging from approximately 5,000 to 14,500 square feet, targeting multi-tenant industrial, technology and light manufacturing users. The property carried an average occupancy rate of 95.8% over the prior 10 years, reflecting durable demand for this product type in the submarket. Its 2026 assessed value stood at $10.8 million.

753 Forest Street totals 75,009 square feet and is described as a Class A flex asset. Its 2026 assessed value was $11.43 million. Together, the two properties were acquired at approximately $210 per square foot.

Tenants across the portfolio include Mitutoyo America Corp., Fastenal Fulfillment Center and Endless Energy — a mix spanning precision instruments, building materials distribution and energy services that reflects the diversified demand profile typical of small-bay industrial in the Route 495 corridor.

The portfolio was previously owned by an entity associated with Nashoba Realty Trust, which acquired the two assets for a combined $18.1 million in 2018.

Joint Venture Structure and Plans

BGO is serving as capital partner and The Seyon Group as sponsor and operating partner in the joint venture. Seyon Management will provide day-to-day property management and construction management services, building on its existing management relationship with BGO. The firms plan to undertake targeted capital improvements across the portfolio and actively manage leasing and tenant engagement.

The acquisition continues a partnership that began with the Mansfield Portfolio, a seven-property industrial investment the two firms acquired together in 2021.

Location and Submarket Context

Both properties are located within MetroWest's established technology and advanced-manufacturing corridor, with direct access to I-495 and the Massachusetts Turnpike. The location provides connectivity to Greater Boston's workforce, customer base and regional transportation network while serving occupiers seeking smaller and mid-sized industrial space.

The I-495 West submarket has drawn investor interest as a destination for smaller and mid-sized tenants seeking functional space within Greater Boston's labor shed. The corridor's diverse demand base — spanning industrial, technology and advanced manufacturing — has made it less dependent on large-format distribution activity than other Boston-area submarkets.

Across the broader Boston metro industrial market, overall vacancy reached 11.6% in early 2026, up approximately 60 basis points from late 2025. Despite that vacancy pressure, direct average asking rents rose to $15.42 per square foot — a three-year high — reflecting continued pricing strength in well-leased, smaller-bay product.
