Blue Rise Ventures and equity partner DRA Advisors have acquired North Market Industrial Park, a 28-building, 1.9 million-square-foot industrial portfolio in Sacramento's Natomas submarket, in what Colliers describes as the largest industrial portfolio sale in Sacramento since 2017.

Colliers facilitated the transaction and has been awarded the exclusive leasing assignment for 25 of the 28 buildings in the portfolio. Currently available suites range from 2,000 to 23,000 square feet. The sale price was not disclosed.

Deal Details and Brokerage Team

Executive Vice Presidents Brad Idleman, Kevin Moul, Bob Gilley, and Andy Zighelboim of Colliers facilitated the sale of the portfolio. The leasing assignment will be led by Vice Chair Mark Demetre, Vice President Michael Hoo, and Senior Associate Nathan Miller of Colliers, who will direct leasing efforts and strategy on behalf of owner Blue Rise Ventures and equity partner DRA Advisors.

North Market Industrial Park is situated at North Market Boulevard and National Drive, just north of Downtown Sacramento, with direct access to Interstate 80 and Interstate 5. The location positions the asset for distribution users seeking regional and last-mile logistics access, while also offering proximity to local restaurants and amenities.

"The new ownership is highly focused on tenants and their needs," said Mark Demetre. "Well-maintained properties paired with responsive management help drive tenant retention, lease renewals and new leasing activity. In today's market, that combination of strong fundamentals and practical property management creates value for both tenants and ownership."

Sacramento Industrial Market Conditions

The acquisition comes as Sacramento's industrial market is experiencing declining vacancy rates alongside limited new speculative supply, conditions that market participants say are creating upward pressure on rents.

"This is a pivotal moment for the Sacramento industrial market. Vacancy rates continue to decline while very little new speculative supply is coming online, creating conditions for upward pressure on rents," said Michael Hoo. "According to Colliers' Q2 2026 data, only 201,000 square feet of speculative space is currently under construction. Meanwhile, most of the 1.35 million square feet underway consists of build-to-suit projects for major corporate occupiers, leaving limited options for tenants seeking available inventory."

The supply composition — heavily weighted toward build-to-suit projects rather than speculative inventory — means tenants seeking immediately available space face a constrained market, particularly in the smaller suite sizes that serve local and regional users.

North Market Industrial Park is a multi-tenant industrial complex comprising 28 buildings totaling 1.9 million square feet. The portfolio is located in Sacramento's Natomas submarket, which Colliers characterizes as the market's premier industrial corridor. The park's position at North Market Boulevard and National Drive provides direct freeway connectivity to both I-80 and I-5, supporting distribution-oriented tenants.

Colliers has been assigned leasing responsibilities for 25 of the 28 buildings, with available suites ranging from 2,000 to 23,000 square feet. The ownership's stated strategy centers on tenant retention, lease renewals, and active property management, according to comments made by the Colliers leasing team.
