Brennan Investment Group has closed on the acquisition of a 140,000-square-foot industrial facility at 3303 W. Tech Road in Dayton, Ohio, the Chicago-based private real estate investment firm announced July 30. The property is 100% leased to Killer Brownie, an Ohio-based premium dessert manufacturer, under a long-term net lease.

Asset Profile and Property Specifications

The facility sits on approximately 12 acres within the Springboro South industrial submarket, near the I-75 and Austin Landing interchange — a location the firm describes as one of the fastest-growing industrial and commercial corridors serving both Dayton and Greater Cincinnati. Built in 2000, the precast concrete building features 2,500-amp electrical service, functional loading ratios, ample clear height, dual points of ingress and egress, and 125 parking spaces with the flexibility to accommodate future trailer parking. Sale price, cap rate, and financing terms were not disclosed.

Tenant: Killer Brownie

Killer Brownie was founded in Ohio in 1982 and has grown from a regional bakery into a nationally distributed brand with products available in more than 15,000 retail locations across the country. The company occupies the facility under a long-term net lease, a structure that limits landlord operating obligations and provides predictable cash flow.

Food manufacturers that invest in specialized production infrastructure — including production lines, food-grade finishes, and high-amperage power — tend to renew or extend leases rather than relocate, given the costs and operational risks associated with moving active production. That dynamic supports the single-tenant asset's core-plus risk profile.

The Springboro South submarket benefits from north-south connectivity along I-75 and proximity to I-70, placing tenants within same-day trucking range of a large share of the U.S. population. Dayton has historically offered lower labor and occupancy costs than primary Midwest hubs such as Chicago, Columbus, and Indianapolis, attracting manufacturing and food users seeking cost advantages while maintaining access to regional and national distribution networks.

Modern facilities exceeding 100,000 square feet with food-grade-capable specifications remain in limited supply in secondary submarkets like Springboro South, a scarcity that supports demand for existing assets and underpins the residual value thesis Brennan cited in its announcement.

Brennan Investment Group noted it already maintains an operating presence in the Dayton and Northern Cincinnati region, providing local leasing, property management, and market knowledge that the firm says informs its underwriting and ongoing asset management.
