Buchanan Capital Partners has closed joint venture equity for North Airport Logistics Center, a 476,000-square-foot Class A industrial real estate development situated approximately one mile north of George Bush Intercontinental Airport in North Houston, Texas, the firm announced March 27, 2026. The project is being developed in partnership with Hanover Company and represents one of the larger single-building warehouse real estate developments currently underway in the North Houston industrial corridor.

Project Overview and Building Specifications

The North Airport Logistics Center will occupy 28.88 acres with direct access to FM 1960 and connectivity to Interstate 45, Interstate 69, Beltway 8, and State Highway 99. The single-building cross-dock warehouse is designed with 36-foot clear height, 89 dock doors, and 105 trailer spaces. The structure is divisible for one or two tenants, providing flexibility for a range of institutional occupiers in the logistics, distribution, manufacturing, and e-commerce sectors.

According to Buchanan Capital Partners, the building's scale — targeting tenants requiring between 400,000 and 600,000 square feet in a single cross-dock configuration — differentiates it within the North Houston industrial submarket, where much of the competing supply has been delivered in smaller or multi-building configurations. Financial terms of the joint venture equity transaction were not disclosed.

Buchanan Capital Partners is serving as the joint venture equity sponsor, pairing its capital formation and underwriting capabilities with The Hanover Company's vertically integrated development platform. The Hanover Company, a nationally recognized real estate development firm, is serving as development manager on the project.
