Catella Expands Residential Portfolio With Sea Tower Real Estate Acquisition in Zoetermeer

ZOETERMEER, Netherlands — Catella Investment Management GmbH, in partnership with Catella Investment Management Benelux and Catella Real Estate AG, has acquired the Sea Tower residential development project in Zoetermeer, the firm announced Dec. 29. The acquisition was made on behalf of the open-ended public real estate fund Catella European Residential (CER).

Catella Expands Residential Real Estate Portfolio

The Sea Tower project, located in the Randstad conurbation, will comprise 150 apartments across approximately 6,600 square meters of rental area. The residential tower, currently under construction, is expected to reach about 70 meters in height and be completed in November 2026. The seller is Bakkers | Hommen.

Each apartment will offer an average living space of about 44 square meters, designed for singles, young professionals and couples. The building will include around 1,000 square meters of communal areas such as a roof terrace, fitness room, parcel collection point and laundry facilities. Amenities also include six car parking spaces, 52 double-decker bicycle racks, cargo bike and e-scooter parking, and three charging stations.

Sustainable Real Estate Development Features

The Sea Tower will be built using modular construction methods intended to shorten build times and reduce emissions. The building will meet the German KfW 55 (EH 55) energy efficiency standard and connect to the local district heating network. A rooftop photovoltaic system will supply part of its energy needs, and approximately half of the apartments will be barrier-free. Underground parking spaces are pre-equipped for future electric vehicle charging points.

Michael Keune, managing director of Catella Investment Management GmbH, said the project represents an investment in a growing and future-oriented city in the Randstad region. He added that the modular construction approach supports environmental and social goals consistent with the CER strategy. Otto Rompelmann, managing director at Catella Investment Management Benelux, described the Sea Tower as an example of modern Dutch residential architecture with long-term appeal for tenants and investors.
