CenterSquare Investment Management has acquired Hub at Bexley, a 50,300-square-foot open-air neighborhood retail center situated at 16954 Focus Loop in the Bexley master-planned community in Land O' Lakes, Florida, approximately 20 miles north of Tampa. The transaction, announced September 8, 2026, expands CenterSquare's Essential Service Retail portfolio to 87 properties nationwide.

Delivered in 2023 by Center Connect Development, Hub at Bexley spans approximately 50,300 to 50,338 square feet on 7.13 acres at the intersection of State Road 54 and Bexley Village Drive in Pasco County. The center was 100% leased at the time of sale, with a weighted average lease term of approximately six years, reflecting durable near-term cash flow and limited rollover exposure.

The property features a tenant roster that is 90% local and regional operators, anchored by food-and-beverage, health and wellness, personal services, and entertainment uses. Named tenants include BellaBrava, Stillwaters Tavern, TREK Bikes, Urban Crunch Creamery Café, Taco Bus, Spanky's Place, Grain & Berry, Elite Martial Arts, Headlines Barbershop, Tampa Smile Co., and Woof Gang Bakery & Grooming. The center also functions as an event venue, hosting live music, fitness classes, farmers markets, and community gatherings on weeknights and weekends.

The acquisition reflects CenterSquare Investment Management's ongoing push to scale its Essential Service Retail platform, which targets service-oriented, e-commerce-resistant retail assets in high-growth suburban markets. Hub at Bexley's tenant mix — spanning dining, fitness, grooming, dental, and specialty retail — aligns with the firm's criteria for properties that serve daily consumer needs and are difficult to replicate online.

The Bexley master-planned community in Pasco County has seen sustained residential growth, supporting demand for neighborhood-serving retail. Stabilized retail assets in the broader Tampa market have generally traded at cap rates in the mid-6% range, with pricing around $276 per square foot, providing a benchmark for comparable transactions in the submarket.

The property's open-air village configuration, full occupancy at closing, and heavily experiential tenant base position it as representative of the neighborhood retail format that has drawn institutional capital in recent years, as investors seek assets less susceptible to e-commerce disruption.
