Clarion Partners Europe Acquires 41,000 Sqm Logistics Facility in Dürrholz, Germany

Clarion Partners has acquired a 41,000 square meter (approximately 441,320 square feet) logistics facility in Dürrholz, Germany, the firm announced Feb. 23, 2026. The acquisition was completed on behalf of one of the firm's commingled funds, with financial terms undisclosed.

The single-tenant property is fully occupied by Best4Tires, a leading European B2B tyre distributor, under a long-term lease. The facility serves as Best4Tires' primary German storage and distribution hub.

Property Details and Location

The Dürrholz facility was completed in phases between 2006 and 2019 and carries a BREEAM "Very Good" sustainability rating. The property features LED lighting throughout and is situated in the wider Koblenz market in western Germany, within a short drive of the A3 highway — a major artery connecting the Rhein-Ruhr and Rhine-Main economic regions.

According to the firm, the property's location provides access to a total population of 16.4 million people within a 90-minute drive, positioning it as well-suited for large-scale regional and national distributors.

Clarion Partners Europe's German Logistics Strategy

The Dürrholz acquisition extends a period of active capital deployment for Clarion Partners Europe in Germany. The firm has invested more than €890 million into the German logistics market over the past 36 months through its commingled funds, according to the announcement.

Neli Mihova, Vice President at Clarion Partners Europe, described the Dürrholz deal as a rare opportunity. "This was a rare opportunity to acquire a mission-critical asset in one of our key markets," Mihova said. "The property is a functional logistics facility leased to a resilient occupier."

Thorben Schaefer, Managing Director at Clarion Partners Europe, pointed to the firm's broader investment thesis. "We have high conviction in our long income programme, which offers long-dated, inflation-linked cash flows and a strong defensive profile," Schaefer said. "We anticipate that ongoing macro uncertainty will present further acquisition opportunities across a number of sectors."

Eversheds and Gleeds advised Clarion Partners Europe on the acquisition. Logivest represented the vendor. The identity of the seller was not disclosed.
