Clarion Partners, the real estate investment manager, has completed the acquisition of a portfolio of six newly developed supermarkets across Portugal, the firm announced. The transaction was executed on behalf of one of its commingled funds, with the seller identified as Ten Brinke, a Netherlands-based developer. Financial terms were not disclosed.

The six retail assets total approximately 13,000 square meters and are fully leased on newly signed 20-year terms to one of Europe's largest food retailers. The leases are structured with CPI-linked indexation, providing inflation-adjusted income over the duration of the agreements. The tenant was not identified by name in the announcement.

Portfolio Locations and Asset Characteristics

The six properties are situated within densely populated locations across Portugal, with approximately 60% of the portfolio's annual base rent generated from assets in the Greater Lisbon and Porto regions. Clarion Partners noted that the locations benefit from proximity to major population centers and key transport connections.

Each of the six assets was recently delivered to modern technical standards and features rooftop photovoltaic panels.

Strategic Rationale

Max Rooney, Director at Clarion Partners Europe, described the Portuguese food retail sector as "highly attractive, underpinned by resilient consumer spending and strong tenant covenants." Rooney added that the portfolio "aligns with our conviction in the sector's long-term defensive characteristics, offering stable, predictable income streams while also benefitting from modern, strategically located assets around key population centres."

Thorben Schaefer, Managing Director at Clarion Partners Europe, characterized the deal as "a compelling long-income opportunity, allowing us to capitalise on ongoing investor interest in essential, convenience-driven retail formats."

Clarion Partners Europe was advised on the acquisition by Linklaters, Arcadis, CBRE, and Deloitte. No adviser information was disclosed for the seller, Ten Brinke.
