Colliers' Ashley Compton Brokers Sale of Four-Property Simply Storage Virginia Portfolio

NASHVILLE, Tenn. — Colliers announced Oct. 12, 2026, the sale of the Simply Storage Virginia Portfolio, a four-property self-storage portfolio totaling 302,400 square feet and 2,883 units across Virginia. Ashley Compton, principal and vice chairman with Colliers' Self Storage Group, represented the seller in the transaction. The buyer was an institutional investor.
Simply Storage Virginia Portfolio Spans Three Markets
The portfolio consists of four self-storage facilities located across Northern Virginia, the Richmond region and Virginia Beach, according to Colliers. The firm said the assets provide the buyer with immediate scale across three of the Commonwealth's most active and liquid self-storage markets, as well as a diversified tenant base and multiple opportunities for future revenue growth.
Across the four properties, the portfolio totals 302,400 square feet and 2,883 units, an average of approximately 105 square feet per unit.
Ashley Compton and Colliers' Self Storage Group Lead the Assignment
Compton, a principal and vice chairman with Colliers' Self Storage Group, represented the seller. "This transaction highlights the continued strength of investor demand for scaled self-storage opportunities in high-growth markets," Compton said. "Portfolios of this quality and size rarely come to market, particularly those offering both in-place cash flow and clearly identifiable paths to future value creation."
Mark O'Neil, the portfolio's representative, also commented on the outcome. "We are extremely pleased with the outcome of this transaction," O'Neil said. "Ashley and the Colliers team developed a highly competitive process that generated significant investor interest to ultimately deliver the right buyer for the portfolio. The assets have been a successful part of our ownership strategy, and we are confident they are well positioned for continued success under their new ownership."
Colliers said Compton has had more than 28.5 million square feet of self-storage assets sold or listed during his career, with transaction volume exceeding $3.4 billion.
Market Context for Self-Storage Investment
The sale comes as self-storage investment conditions show signs of stabilization after a period of weaker fundamentals. National stabilized occupancy was 77.0% in the fourth quarter of 2025, while vacancy increased to 9.1% in June 2025, with new supply identified as the principal source of pressure.
Capitalization rates have moved above their late-2022 low. Industry data places the average self-storage cap rate at roughly 5.8% over the prior six quarters, compared with an all-time low of 5.0% in the fourth quarter of 2022. That repricing has created a more selective environment in which institutional buyers are likely to favor portfolios with scale, diversified locations and identifiable revenue-management or expansion opportunities.
Why the Transaction Matters
A four-property portfolio spanning three major Virginia markets offers an institutional buyer operating scale and geographic diversification, reducing dependence on a single submarket. The 2,883-unit base implies a broad tenant pool and limits exposure to any single customer or facility. Colliers' emphasis on in-place cash flow and paths to future value creation is consistent with the market conditions described above.
The transaction illustrates continued buyer interest in self-storage portfolios even as occupancy and new-supply conditions remain uneven.
