ODENSE, Denmark — June 29, 2026 — Colliers has brokered the sale of Niels Bohrs Allé 185, a nearly 18,500-square-meter commercial property in Odense, from PensionDanmark to Bygningsstyrelsen for DKK 110 million. The property will serve as the future headquarters of Fyns Politi, the regional police force for the island of Funen, following a comprehensive renovation.
Transaction Details and Property Profile
The transaction, announced June 29, was handled by Colliers' Odense office, with Martin Pedersen, Mads Mehl Mortensen, and Martin Fuhlendorff leading the assignment on behalf of the seller, PensionDanmark. The deal involves an institutional seller, a state-backed buyer, and a high-profile public-sector end user.
Niels Bohrs Allé 185 is located a few hundred meters from Bilka and Rosengårdcentret in Odense, offering access by both car and light rail. The property's combination of size, location, and development potential was cited as central to its selection as the site for Fyns Politi's new main station. The DKK 110 million sale price implies a per-square-meter value of approximately DKK 5,950 based on the stated area figure. No cap rate or yield was disclosed in connection with the transaction.
Seller and Buyer Perspectives
PensionDanmark, the institutional pension fund that owned the property, described the transaction as the culmination of a complex process. Peter E. Jørgensen, Erhvervsporteføljechefen at PensionDanmark, said the fund was pleased to see the property transition to a socially significant use.
"We are pleased that the property is now changing hands and can contribute to an important public task as the new headquarters for Fyns Politi. It has been a complex process, and here we have had a very good collaboration with Colliers, who have steered the process safely to the finish," Jørgensen said.
Bygningsstyrelsen, the Danish government agency responsible for state properties, acquired the asset. Lisa Vibe-Pedersen, Stabschef at Fyns Politi, said the acquisition addresses a long-standing need to consolidate the force's operations.
"At Fyns Politi, we have experienced excellent cooperation between all parties. We thank everyone involved. We now look forward to new and better facilities that can future-proof our needs. At the same time, we look forward to having more space so that the working conditions for our employees can meet modern standards," Vibe-Pedersen said.

The sale to a state-backed buyer with a long-term, single-tenant occupancy profile allowed PensionDanmark to realize value on the asset. Financial terms beyond the total transaction price of DKK 110 million were not disclosed.
