DALLAS, Sept. 10, 2026 — Colliers has arranged the sale of Bella Vista Park, a 158-unit multifamily community at 2700 North Buckner Boulevard in East Dallas, the firm announced. Vice Chair Mark Allen, Managing Director Todd Franks, and Senior Vice President Matthew Pastrano represented the seller in the transaction.
The property, built in 1968, spans approximately 70,200 square feet across a garden-style, two-story layout on roughly 6.1 to 6.5 acres. The sale was structured as a lender-owned transaction, with Colliers guiding the deal from marketing through close on behalf of the seller.
A Lender-Owned Asset Poised for Reinvestment
Allen described the property as an asset with meaningful upside under new ownership. "The property was lender-owned and on the cusp of becoming a great community in East Dallas," he said. "There's a large clubhouse that became a storage space for maintenance materials over the years, and the new ownership plans to revive it to host community events and after-school programs for residents."
Allen also framed the deal as a signal of current market conditions. "Bella Vista Park is a good indicator of where the market is right now. Our lender-owned listing assignments are drawing strong demand," he said. "Buyers need a total cost basis that makes sense, and a yield attractive enough to get investors off the sidelines."

Bella Vista Park is situated near White Rock Lake and the Dallas Arboretum, with retail and dining access at Casa Linda Plaza and Buckner Plaza. The property offers connectivity to Interstate 30, Interstate 635, and Loop 12, providing residents with commuter access to Downtown Dallas and Uptown.

Broader market data points to a vacancy rate of 6.21% and net absorption of 12,180 units in the second quarter of 2026. Median sale prices across the Dallas multifamily market have been reported at approximately $175,300 per unit, with value-add and Class C cap rates generally ranging between 6.5% and 7.5%.
The Bella Vista Park sale follows a pattern Colliers has established in the North Texas multifamily market in 2026, including earlier value-add transactions such as the 152-unit Apex Apartments in Fort Worth and the 149-unit Residences at White Rock Lake in Dallas.
