Colliers Brokers Sale of 257,120-SF Industrial Facility in Delaware, Ohio to SR Realty Trust
Colliers has facilitated the sale of 2039 Pittsburgh Drive, a 257,120-square-foot industrial distribution facility in Delaware, Ohio, to SR Realty Trust, a diversified private REIT based in Minneapolis. The Camber Company, which developed the property in 2024, was the seller.

Property Overview: Modern Distribution Facility in the Northern Columbus MSA
Situated on 19.88 acres approximately 13 miles north of I-270 in the Columbus MSA, 2039 Pittsburgh Drive was completed in 2024 and is fully occupied by two global manufacturers: Luvata and Vertiv. The building features 32-foot clear heights, 24 dock doors, two drive-in doors, 50-foot-by-52-foot column spacing, heavy power capacity and 179 surface parking spaces.
The property sits within a concentrated manufacturing corridor along Pittsburgh Drive in Delaware, Ohio. Luvata, which expanded into 2039 Pittsburgh Drive with a roughly 128,000-square-foot lease beginning in late 2024, also operates at 1376 Pittsburgh Drive nearby. Vertiv, a manufacturer of critical power and data center infrastructure, maintains a presence at 975 Pittsburgh Drive in the same corridor. The cluster of advanced manufacturing tenants positions the asset within a broader power, energy storage and EV-components ecosystem in the Delaware industrial market.
Delaware's industrial submarket recorded a vacancy rate of approximately 6.56% in the second quarter of 2026, compared to 5.2% across the broader Columbus market.
Buyer Profile: SR Realty Trust
SR Realty Trust is a private, non-traded REIT sponsored by Schafer Richardson, formed in 2014. As of the first quarter of 2026, the platform reported an estimated market value of approximately $571 million to $572 million, a portfolio of roughly 50 properties across approximately 53 investments, and more than 5.7 million square feet of total rentable space.
The acquisition of 2039 Pittsburgh Drive adds a fully stabilized, two-tenant industrial asset to that portfolio. SR Realty Trust's focus on stabilized industrial product in growth markets aligns with the profile of the Delaware facility, which carries 100% occupancy and tenants tied to sectors including electric vehicle components, grid infrastructure and data center power systems.
Broker Commentary and Market Context
"Delaware's position north of Columbus provides industrial users access to the region's transportation network while placing the property within the growing northern portion of the metro," said Davenport. "Investor demand remains focused on modern, fully occupied industrial assets in growth markets with durable tenant fundamentals."
The transaction reflects continued investor appetite for recently built, fully leased industrial assets in secondary Midwestern markets adjacent to major distribution hubs. The Columbus MSA has drawn sustained industrial investment activity, and the Delaware submarket's proximity to the interstate network north of the city has supported development of manufacturing and logistics facilities in recent years.
