Colliers has arranged the sale of two residential buildings in Søborg, Denmark, on behalf of an international institutional investor, with two funds managed by Thylander Gruppen acquiring the assets, the firm announced June 30, 2026.

The transaction encompasses 84 residential units spread across two standalone buildings totaling 8,200 square meters. The properties are located at Gyngemose Park in Søborg, situated within the former TV-Byen area, and were constructed in 2014.

Deal Structure and Asset Profile

The two buildings were sold as a portfolio to funds under Thylander Gruppen's management. No sale price, cap rate, or price-per-unit figures were disclosed in connection with the transaction.

According to Colliers, the properties carry a solid leasing foundation and an existing tenant reserve, which the firm characterized as contributing to the investment case. The announcement also noted that one or both buildings hold potential for privatization, providing the buyer with multiple strategic options over the longer term.

Colliers noted that investor interest has grown for assets that are not newly constructed, as such properties can offer upside through energy improvements and apartment upgrades.

Advisers and Transaction Team

The seller was advised by Colliers and law firm Accura. The buyer was advised by Moalem Weitemeyer. Colliers' advisory team on the transaction consisted of Frederik Møllebjerg, Ahmad Raad, and Jakob Bagge.

"The transaction underscores the strong, sustained demand for well-located residential properties in Copenhagen and the surrounding area," said Jakob Bagge, Manager, Capital Markets at Colliers. "We continue to see significant interest from both investors focused on rental income and those who see opportunities in privatization. At the same time, there is growing interest in properties that are not necessarily newly built, as they often hold potential for value creation through energy optimization and apartment improvements."

About the Parties

Colliers is a global commercial real estate services firm. Thylander Gruppen is a Danish real estate company that manages property funds. The identity of the international institutional investor on the sell side was not disclosed.
