Colliers Closes Sale of 149,012-SF Industrial Real Estate Portfolio at Indianapolis' Georgetown Commerce Park
Colliers has brokered the sale of Georgetown Commerce Park, a two-building, 149,012-square-foot light industrial portfolio at 7301 North Georgetown Road in Indianapolis, Indiana, the firm announced May 14, 2026. The buyer, Blue Ridge Industrial LLC, is a Dallas-based private equity firm focused on acquiring, developing, and managing functional, well-located industrial real estate.
Industrial Real Estate Acquisition in Indianapolis' Park 100 Submarket
The portfolio is situated within Park 100, an established industrial park in Indianapolis' Northwest submarket with direct access to Interstate 465 and Interstate 65. The two-building asset spans 14.6 acres and features clear heights ranging from 16 to 20 feet, 25 dock doors, 23 drive-in doors, and 337 parking spaces. At the time of sale, the portfolio was 95.6% occupied by 21 tenants, comprising a mix of warehouse, light industrial, and flex space users.

Colliers Industrial Capital Markets advisors Alex Cantu, Alex Davenport, Jeff Devine, Steve Disse, and Tyler Ziebel represented the seller in the transaction, working in partnership with local market advisors Jason Speckman, Tyler Wilson, and Sydney Gabriel. The seller was not identified in the announcement. Financial terms of the real estate acquisition were not disclosed.
"Indianapolis continues to benefit from its key interstate infrastructure and established industrial clusters," said Cantu, who serves as Vice Chair in Colliers' Indianapolis office. "Demand for multi-tenant light industrial product remains strong, driven by sustained rent growth and limited new supply in the small-bay segment."
