Dermody has acquired an 8.95-acre industrial site in Los Angeles from Rexford Industrial, the firm announced June 24, 2026, with plans to redevelop the property into a ground-up, Class A logistics facility totaling 180,705 square feet.

The site, located at 18455 Figueroa St. in the South Bay submarket, formerly served as the headquarters of Faraday Future, the electric vehicle company. Dermody will redevelop the campus as LogistiCenter at 110, a cross-dock logistics facility designed for e-commerce fulfillment, distribution and warehousing operations. The transaction was marketed by the CBRE team.

Project Specifications and South Bay Positioning

LogistiCenter at 110 is designed to meet the operational requirements of modern logistics tenants. The planned facility will feature 36-foot clear height, 21 dock positions and a 4,000-amp electrical design.

The South Bay submarket sits in close proximity to the 110 freeway and the Port of Los Angeles. Dermody described the submarket as highly supply-constrained, with developable land described as "virtually nonexistent."

"Strategic infill opportunities of this scale are exceptionally rare," said Matthew Mexia, Southern California Region Partner at Dermody. "This site presents a compelling redevelopment opportunity transforming a well-located, formerly occupied campus into a best-in-class logistics facility in an area where developable land is virtually nonexistent. We are excited to deliver modern, functional space that directly addresses the South Bay's significant unmet demand."

Dermody and Rexford Industrial: A Continuing Relationship

The acquisition marks the second transaction between Dermody and Rexford Industrial. According to Dermody, the two firms first established a relationship following the closing of LogistiCenter at Eastvale in 2022.

Financial terms of the transaction, including the sale price and price per square foot, were not disclosed.

"The South Bay's port proximity and connectivity to regional freight networks make it one of the premier logistics locations in the nation," said Tim Walsh, Chief Investment Officer at Dermody. "LogistiCenter at 110 reflects our continued commitment to growing in the markets where our customers need us most."

Infill Scarcity Drives Redevelopment Strategy

The site formerly served as the Faraday Future headquarters. Dermody will redevelop the campus into a single-building, cross-dock logistics facility. The firm noted that the South Bay submarket is highly supply-constrained, with large contiguous sites described as "virtually nonexistent."

The acquisition adds to Dermody's Southern California Region logistics portfolio. Dermody did not disclose a projected delivery date or leasing status for LogistiCenter at 110.
