DFWLAND Acquires Mixed-Use Pointe at Polaris in Columbus in Office and Retail Real Estate Deal
DFWLAND has acquired the office and retail components of The Pointe at Polaris, a mixed-use development in the Polaris submarket of Columbus, Ohio, from a joint venture between VanTrust Real Estate and NP Limited Partnership, according to an announcement from Newmark on April 29, 2026. Newmark also arranged acquisition financing for the buyer in connection with the transaction.
The transaction price, loan amount, and cap rate were not disclosed. Newmark represented the seller in the deal while separately advising the buyer and arranging debt financing.
Office and Retail Components of the Deal
The Pointe at Polaris comprises 212,366 square feet of trophy office space and 33,071 square feet of retail space, for a combined 245,437 square feet of commercial space. Both components are fully leased. The office portion counts Bank of America, Fiserv, Power Home Remodeling, and Employers Health among its tenants, while the retail portion is occupied by Kitchen Social, Condado Tacos, Sweetwaters Coffee & Tea, and Club Pilates. The property is situated along Polaris Parkway with access to Interstate 71 and sits adjacent to Polaris Fashion Place, one of the region's prominent retail destinations.
In addition to the office and retail components, the broader mixed-use development includes luxury residential and hotel offerings, though those components were not part of this transaction.

Newmark's Role in the Sale and Financing
A Newmark Capital Markets team led by Senior Managing Director Derek Fohl, Executive Managing Director Jim Postweiler, Senior Managing Director Peter Harwood, and Associate Director Jack Trager, in collaboration with Executive Vice President Jim Clark, represented seller VanTrust Real Estate. Vice Chairman Gary Carr advised buyer DFWLAND on the acquisition, while Executive Managing Director Ari Schwartzbard and Vice Chairman Bill Weber arranged the financing. Associate Jake Paschen provided analytical support.

This is the second time in the past year that Newmark has assisted DFWLAND with a Midwest acquisition. The firm previously worked with the same buyer on the $100 million acquisition of Park Place Village, a mixed-use asset in suburban Kansas City.

DFWLAND is led by Chief Executive Officer Vijay Borra and Chief Investment Officer Brian Rosen.

Columbus Polaris Submarket
The Polaris submarket is described in the announcement as one of suburban Columbus's most active commercial corridors, known for its concentration of retail, dining, and employment centers. The submarket's proximity to Interstate 71 and Polaris Fashion Place has supported tenant demand across office and retail categories. Both the office and retail components of The Pointe at Polaris are fully leased.
For DFWLAND, the Columbus acquisition represents a geographic expansion into the Midwest following its Kansas City transaction, consistent with the firm's stated focus on well-located office and retail assets in growing metropolitan statistical areas across the United States.
