Equus Capital Partners Acquires 300,075-SF Centech Park North Industrial Park in Greater Boston

Equus Capital Partners, Ltd. has acquired Centech Park North, a 300,075-square-foot Class A industrial park in Shrewsbury, Massachusetts, the firm announced July 14, 2026. The two-building complex was developed by Northbridge Partners and completed in 2023. The transaction was structured as a programmatic joint venture. Financial terms were not disclosed.

Centech Park North comprises two Class A industrial buildings totaling 300,075 square feet, designed to accommodate warehouse, distribution, and light manufacturing users. Each building features excess power capacity of 4,000 amps, ESFR sprinkler systems, LED lighting, 36-foot clear heights, modern loading configurations, and excess trailer parking. The park is currently 100% leased to a tenant roster spanning the life sciences, advanced manufacturing, and commercial services sectors.
The property is located in Shrewsbury, Massachusetts, within the Boroughs submarket. Equus described the Boroughs as "one of the most supply-constrained industrial corridors in the region" that has "consistently maintained some of the lowest vacancy rates in Greater Boston."
Strategic Location at a Major Highway Crossroads
Centech Park North is positioned near the intersection of Interstate 90, Interstate 290, Interstate 495, and Route 9, approximately 40 miles west of downtown Boston and less than eight miles from Worcester. The location provides access to major population centers throughout New England and the broader Northeast corridor. The properties are also situated within five miles of FedEx Ground and UPS parcel hubs.
Equus noted that Greater Boston is supported by a highly educated workforce with demand from technology, life sciences, healthcare, advanced manufacturing, and logistics users.

Financial terms of the transaction, including the purchase price, were not disclosed.
