ESR Europe Sells 118,403-Sqm Som'Link Logistics Asset in Amiens to Clarion Partners

ESR Europe, the European platform of ESR Group, has completed the sale of its Som'Link XXL logistics facility in Amiens Saint-Sauveur, northern France, to Clarion Partners Europe, the European real estate division of Franklin Templeton. JLL and Eastdil Secured Savills advised ESR Europe on the disposition.

Asset Overview: Som'Link in Amiens Saint-Sauveur

The Som'Link warehouse spans 118,403 square meters — approximately 1.27 million square feet — and sits within the ZAC des Bornes du Temps II industrial business park in Saint-Sauveur, roughly 10 kilometers west of Amiens in the Hauts-de-France region. The facility was delivered speculatively in 2023 as part of ESR Europe's Real Estate Active Fund IV portfolio in France.

The asset holds BREEAM Very Good certification and is positioned along North–South and East–West logistics corridors linking Paris, Benelux, Germany and the United Kingdom, with direct access to the A29 motorway and proximity to the A16 and A1 routes. The site occupies approximately 30 hectares within the Amiens Saint-Sauveur logistics zone.

ID Logistics, an international third-party logistics provider, is the facility's tenant, operating under a long-term lease signed in 2024 on behalf of a major e-commerce player. ID Logistics occupies approximately 86,000 square meters of the platform — reported at the time as the largest single leasing transaction in French logistics in nearly two years. The facility is approximately 74% leased at the time of acquisition by Clarion Partners Europe.

Solar Rooftop Among Largest in France

In 2024, ESR Europe partnered with IDEX, a provider of low-carbon energy solutions, to install 61,000 square meters of photovoltaic panels on the Som'Link rooftop. The installation generates around 12 megawatts per year, sufficient to power approximately 3,500 homes, and has been described as one of the largest solar rooftop installations in France.

ESR Europe's French Investment Track Record

The Som'Link transaction follows a multi-year value-creation sequence. ESR Europe acquired the asset off-plan in 2021, completed construction in 2023, signed the long-term ID Logistics lease in 2024, and installed the solar rooftop before bringing the asset to market.

Since 2020, ESR Europe has invested in 27 industrial and logistics assets in France, spanning last-mile, mid-box and XXL platforms. Over the past decade, the firm has deployed more than €760 million in the country, representing 8% of its total capital deployment of €10.5 billion as of June 2026. ESR Europe's broader track record includes a total investment value of over £9.0 billion, with £5.0 billion in realized transactions.

In addition to JLL and Eastdil Secured Savills on the investment sale, ESR Europe was advised by Caryatid on operational matters, Gide on legal affairs, Racine on tax, Le Breton on notarial aspects and NSA on accounting and audit.

Market Context: Institutional Demand for Prime French Logistics

The Som'Link transaction reflects sustained institutional appetite for large, ESG-compliant logistics assets leased to e-commerce-driven operators in France, a market where prime XXL product remains scarce. The combination of BREEAM certification, a long-term lease to a top-tier 3PL, a flagship renewable energy installation and strategic highway connectivity positions the asset within the segment of French logistics real estate attracting the most selective institutional capital.

France remains one of ESR Europe's core markets in the industrial and logistics sector, and the firm indicated it continues to seek opportunities with sizeable investment tickets and strong value-creation fundamentals.
