Eterna Regeneratives Leases Lab Space at Kadans Science Partner's Canary Wharf Innovation Centre

Eterna Regeneratives, a King's College London spin-out focused on regenerative medicine, has leased laboratory and office space at Kadans Science Partner's London Innovation Centre in Canary Wharf, the companies announced Sept. 17.

The lease at 20 Water Street gives Eterna Regeneratives its first dedicated in-house laboratory, which the company said it will use to scale production of its regenerative medicine platform following strong in vitro results. The move marks a transition from academic and outsourced research to in-house R&D and production.

About the London Innovation Centre

The London Innovation Centre occupies approximately 40,000 square feet within 20 Water Street in the Wood Wharf district of Canary Wharf. Operated by Kadans Science Partner, the building offers fully fitted CL2 wet labs alongside flexible laboratory and office units. Available spaces range from roughly 250 square feet to more than 2,000 square feet, with options for individual benches in shared labs or private suites. The facility is designed to serve early-stage and scaling life science, biotech and healthtech companies.

Kadans launched the Innovation Centre in June 2023 as a fitted lab hub for innovators in the London market. The building has since attracted a roster of life science tenants, including gene therapy company AviadoBio, which initially leased space in November 2023 and later expanded to 11,000 square feet on level six of 20 Water Street in 2024. Oncology and haematology clinical development company Oncostrata joined the building in December 2025, and biotech firm Myricx Bio has also taken mixed laboratory and office space there for its new headquarters.

Canary Wharf Life Science Cluster Strategy

The Eterna Regeneratives lease adds to a growing cluster of life science occupiers that Kadans Science Partner has been assembling at Canary Wharf. The Innovation Centre functions as an early-stage hub within a broader campus strategy: Kadans and Canary Wharf Group have planning consent and leasing activity underway for a life sciences building at North Quay that would span approximately 800,000 to 823,000 square feet — a project that has been positioned as Europe's largest life sciences building.

The recurring pattern of tenants entering the Innovation Centre and subsequently expanding — as AviadoBio did — illustrates the building's role as a bench-to-scale platform, where companies can begin with smaller fitted units and grow within the same submarket as their programs advance.

UK Life Science Lab Market Context

The lease comes against a backdrop of constrained laboratory supply across London. Active demand for lab space in the London–Oxford–Cambridge corridor stands at approximately 2.76 million square feet, while available wet lab space in London has been described by market observers as severely limited, with many life science firms relying on repurposed or suboptimal facilities. Kadans' 40,000-square-foot Innovation Centre represents one of the few purpose-built, fully fitted CL2 lab options in the capital, a factor that has contributed to its leasing momentum since opening.

For Eterna Regeneratives, securing space in a building with existing lab infrastructure reduces the time and capital required to stand up in-house operations compared with building out conventional or repurposed space. The company gains access to shared facilities and a community of peer life science companies alongside its private lab accommodation.
