FCP Provides Preferred Equity for Aventon Companies' 384-Unit Wesley Chapel Multifamily Development
FCP has announced a preferred equity investment through its Structured Investments platform to support the development of Aventon Wesley Chapel, a 384-unit multifamily community in Wesley Chapel, Florida. The Chevy Chase, Maryland-based real estate investment firm is partnering with Aventon Companies, a multifamily developer and operator with a growing presence throughout Florida and the Southeast.
The announcement, made July 30, 2026, marks the second known collaboration between FCP and Aventon Companies, following a prior partnership on Aventon Lana in Clearwater, Florida.
Project Details: Four-Story Community Along Meadow Pointe Boulevard
The four-story community will be developed along Meadow Pointe Boulevard in Wesley Chapel, a rapidly expanding submarket within the Tampa metropolitan area. The project is positioned within one of the Tampa region's fastest-growing residential and employment corridors and will offer residents convenient access to Interstate 75, connecting them to major employment centers throughout the Tampa Bay area.
Wesley Chapel has emerged as a healthcare and commercial hub supported by major employers and medical facilities, including AdventHealth Wesley Chapel, BayCare Hospital Wesley Chapel, and the planned Orlando Health Wiregrass Ranch Hospital. The surrounding area also includes retail and entertainment destinations such as The Shops at Wiregrass and Tampa Premium Outlets.
"FCP is pleased to expand our relationship with Aventon Companies following our recent partnership on Aventon Lana in Clearwater," said Bruce Gago, who leads FCP's Florida office. "Aventon Wesley Chapel reflects the type of opportunity we continue to pursue: an experienced sponsor, a well-located site in a high-growth market and a thoughtfully structured investment that supports the delivery of new housing."
Structured Capital in a Challenging Financing Environment
The preferred equity structure reflects broader trends in commercial real estate capital markets, where construction financing has become a pressure point for developers. Higher interest rates have compressed development returns and prompted many lenders to raise underwriting standards or pull back from construction lending altogether, pushing sponsors to seek gap capital from non-bank and institutional sources.
Preferred equity investments help fill the gap between what a construction lender will advance and what a sponsor contributes as common equity. This structure allows developers to satisfy lender equity requirements while preserving project-level returns, and has become an increasingly common tool as sponsors navigate a higher-rate environment. Institutional investors have similarly gravitated toward preferred equity and structured joint venture capital as a way to seek yield with downside protection in sectors with strong underlying fundamentals.
FCP deploys capital through its Structured Investments platform, which provides flexible capital solutions to experienced owners and developers. The firm noted the investment underscores its continued expansion in Florida and its ability to provide such solutions in today's challenging environment.
Wesley Chapel Multifamily Fundamentals
The Wesley Chapel submarket's growth trajectory is underpinned by a combination of healthcare employment expansion, retail development, and sustained in-migration into suburban Tampa. The submarket's profile aligns with a broader suburban shift in multifamily demand, as households and employers continue to grow suburban nodes with strong highway access and established amenity bases.
Nationally, multifamily remains one of the stronger-performing commercial real estate sectors, with Sun Belt markets such as Tampa benefiting from persistent housing undersupply and continued household formation. Construction pipelines have slowed from their 2022–2023 peaks as financing constraints have reduced new starts, a dynamic that may support occupancy and rent performance for projects that do secure funding and reach delivery.
FCP's Florida Expansion and Firm Background
FCP, a subsidiary of Federated Hermes, Inc., has invested in or financed more than $14.8 billion in gross asset value since its founding in 1999. The firm invests directly and with operating partners in commercial and residential assets, making both equity and structured investments in income-producing and development properties. FCP invests through commingled, discretionary funds and separate accounts targeted at major U.S. real estate markets.
The Aventon Wesley Chapel investment adds to FCP's existing Florida multifamily positions and reflects a programmatic relationship with Aventon Companies rather than a one-off transaction. Aventon Companies focuses on multifamily development and operations across Florida and the broader Southeast.
Financial terms of the preferred equity investment, including the total project cost, construction loan amount, and preferred equity dollar amount, were not disclosed in the announcement.
