Fortress Commits Up to €500M for German Single-Family Homes Through Forward Flow Agreement
Fortress has committed up to €500 million to purchase German single-family homes through a forward flow agreement with GNIW – Gesellschaft für Nachhaltige Immobilienwirtschaft, the Berlin-based company announced January 30, 2026. Under the agreement, funds managed by affiliates of Fortress will purchase assets as GNIW originates and scales a residential real estate portfolio in Germany.
Market Leader Secures Capital Commitment
GNIW, founded in 2018 and headquartered in Berlin, is Germany's market leader in sale-and-leaseback solutions for single-family homes. The company's model enables homeowners to unlock property value while retaining lifelong residential rights, addressing long-term financial goals such as retirement security and care planning.
Under the forward flow agreement, GNIW will focus on sourcing investments in residential real estate in economically stable regions of Germany with a long-term investment horizon. The partnership combines GNIW's real estate experience with Fortress's capital strength and investment experience.

Fortress Partnership Details
Fortress Investment Group, founded in 1998, manages $54 billion in assets under management as of September 30, 2025, on behalf of approximately 2,000 institutional clients and private investors worldwide across credit, real estate, private equity and permanent capital investment strategies.

The agreement significantly expands GNIW's funding base and lays the foundation for further structured growth. Property owners can benefit from a professional purchasing partner that provides liquidity through sale and leaseback while ensuring they can remain in their own property.
Forward Flow Structure
The forward flow purchase commitment structure allows GNIW to originate single-family home transactions with Fortress committed to acquiring the assets up to the €500 million threshold. Initial investments under the financing commitment are expected to commence in the near future, according to the announcement.
Specific property locations, unit counts, and pricing details were not disclosed. The long-term investment horizon aligns with GNIW's sustainable real estate management approach.
