Generali Real Estate has signed a full-building office lease at Cascina Tregarezzo in Segrate with Tecnomat, which will occupy the entire 4,200 sqm asset as its new Italian corporate headquarters, with relocation planned for the third quarter of 2026. Dils acted as advisor to both Generali Real Estate and Tecnomat on the transaction, which Dils data identifies as the largest office leasing deal in Milan's hinterland in 2025.

Deal Details: Tecnomat Takes Full Building at Cascina Tregarezzo

The leased asset, Cascina Tregarezzo, is located at Via Mondadori 1 in Segrate, at Milan's eastern gateway. Tecnomat will occupy the building in its entirety, taking on 4,200 sqm of single-tenant office space. The property is part of a larger business campus that also includes Palazzo Niemeyer, a recently renovated building, as well as extensive landscaped areas and a range of on-site services.

Originally rooted in Lombard rural architecture, Cascina Tregarezzo has been repositioned into a flexible, technology-enabled workplace with a focus on wellbeing and sustainability. The building is currently pursuing LEED certification. Tecnomat has described the new headquarters as designed to replace traditional office layouts with open, collaborative environments intended to encourage cross-functional exchange and improve daily employee experience through natural light and flexible configurations.

Tecnomat already operates a retail store in Segrate, at Via Piaggio 2, creating a local operational cluster that reinforces the strategic rationale for locating its corporate headquarters in the same municipality.

Generali Real Estate's Repositioning Strategy

Generali Real Estate described the transaction as an important milestone in the evolution of its Segrate business campus, framing it as evidence of a broader strategy to actively reposition office assets in line with evolving occupier requirements. The firm has emphasized long-term value creation through the revitalization of properties aligned with modern workplace standards.

The campus at Segrate is characterized by its architectural identity, green spaces, and contemporary workplace infrastructure. Generali Real Estate's portfolio-wide sustainability efforts include a 49.5% reduction in absolute emissions and a 45.3% reduction in carbon intensity between 2019 and 2024, metrics that align with the LEED-targeted specification of Cascina Tregarezzo and reflect the landlord's broader ESG positioning.

Market Context: Prime Demand in Milan's Hinterland

The transaction stands out in the context of Milan's peripheral office market, where large-scale leasing activity has been selective. Dils data cited in the announcement characterizes the deal as the largest office leasing transaction in Milan's hinterland recorded in 2025, underscoring the relative scarcity of full-building, headquarters-scale commitments in the submarket.

Segrate's position at Milan's eastern gateway offers occupiers proximity to the city's core office market alongside accessibility via major road networks, while avoiding the cost and density of central business district locations. For Tecnomat, the move consolidates corporate and retail operations within the same municipality and positions the company in a campus environment designed to support hybrid working and employee retention.
