Ghelamco Sells The Bridge Warsaw Office Tower to Eastnine for €285 Million

Belgian developer Ghelamco has sold The Bridge, a newly completed office complex in Warsaw, to Swedish real estate company Eastnine for €285 million, according to a press release dated Sept. 30, 2026. The transaction is one of the largest in Poland's commercial real estate market in recent years. Colliers advised Ghelamco on the sale.

The Bridge Sale: Deal Overview

The €285 million figure represents the underlying property value of The Bridge. The transaction structure included adjustments for unleased space, tenant-improvement costs and rent discounts, and the effective consideration was approximately €240 million. Based on 55,300 square meters of lettable area, the €285 million valuation implies roughly €5,153 per square meter, or about €479 per square foot.

The acquisition is Eastnine's second major Warsaw purchase from Ghelamco. In 2024, the Stockholm-listed company bought Warsaw UNIT from Ghelamco for €280 million. Eastnine focuses on office properties in the Baltic and Central European markets.

For Ghelamco, the sale monetizes a recently completed flagship development. The developer has indicated plans to move two permitted Warsaw projects into construction.

Property Details: A 174-Meter Tower and a Historic Building

The Bridge is located at Plac Europejski 3A, at the intersection of Towarowa and Grzybowska streets in Warsaw's Wola district, in the Rondo Daszyńskiego office area. Developed by Ghelamco and completed in 2025, the complex comprises a 40-story office tower rising 174 meters and the restored historic Bellona building. The two structures are connected by a shared lobby.

The property offers more than 55,000 square meters of lettable space, equivalent to approximately 595,600 square feet, and includes 280 underground parking spaces. It holds BREEAM Outstanding, WELL Platinum, DGNB, SmartScore and WiredScore Platinum certifications.

Tenants and Leasing Profile

JLL's release described the complex as approximately 92% leased, while Eastnine reported the property was 98% leased at closing. Tenants include Erste Bank Polska, Visa, Grant Thornton, Astellas, the French Institute, EssilorLuxottica and Omni Office. Erste Bank Polska leases approximately 25,000 square meters for its headquarters, and Visa has committed to approximately 17,000 square meters for a technology and product hub. Together, the two tenants account for roughly 42,000 square meters, or about 76% of the property's lettable area.

Eastnine said only 57% of the leased area was occupied at closing. The remaining contracted space is expected to fill progressively through the end of 2027.

Colliers and Piotr Mirowski on the Transaction

Piotr Mirowski, Senior Partner and Director of the Investment Services Department at Colliers, was responsible for the transaction on behalf of the firm. In the press release, he said:

"The sale of The Bridge confirms that institutional capital remains active and ready to invest in top-class office real estate. The building meets all the key criteria that define a prime asset today: a central location, the highest ESG standards, above-average technical quality and stable income generated by reputable tenants. The completion of a transaction of this scale is also an important signal for international investors and confirms the maturity of the Polish commercial real estate market."

Marcin Sulewski, Head of Office Investment - Poland at JLL, commented on the deal in the same release. He said the Rondo Daszyńskiego area has become one of the most important addresses on the office map of Poland and Central and Eastern Europe, and that it has undergone a major transformation in recent years. In his comments, he said The Bridge is an example of a recently completed prime asset that attracts institutional capital, and that the completion of a transaction of this scale confirms the readiness of key international investors to commit significant capital in Poland again.

Market Context: Warsaw's Wola District

The Bridge sits roughly 500 meters from Eastnine's Warsaw UNIT property, giving the investor two large, modern office assets in the same Wola submarket. The area around Rondo Daszyńskiego has become a center of modern office development and investment activity in Warsaw.

The sale involves a newly completed building with ESG certifications and a roster of multinational tenants. With a significant share of the leased space still to be occupied, lease-up through 2027 will shape the asset's operating profile under its new owner.
