GID Expands Multifamily Real Estate Development Platform Into Mid-Atlantic, Hires Duncan Jones to Lead Strategic Growth Across the Region
GID, a vertically-integrated real estate owner, operator, developer, and investor with $32.1 billion in assets under management, announced April 14 the expansion of its national multifamily real estate development platform into the Mid-Atlantic market, hiring industry veteran Duncan Jones as Senior Managing Director to lead strategic growth across the region.
The move extends GID Residential Partners' development footprint into Maryland, Washington D.C., Northern Virginia, and North Carolina — markets the firm cited for their population growth, employment trends, and sustained housing demand.
Platform Expansion Accelerates Across Key Multifamily Real Estate Markets
GID Residential Partners has built a pipeline of approximately 3,500 units across Atlanta, Houston, Austin, and Denver since its launch. The platform is also currently expanding in Florida and Georgia. The Mid-Atlantic announcement represents a further regional push, underscoring GID's stated strategy of scaling its national multifamily real estate development presence through a vertically integrated model that encompasses in-house development, design, construction, and property management.
"Expanding into the Mid-Atlantic represents a natural next step as we strategically scale GID Residential Partners," said Sean Caldwell, President of GID Residential Partners. "The region offers a compelling opportunity for long-term growth, and Duncan's strong experience across these markets positions him well to lead our efforts and establish a meaningful presence."
GID's broader portfolio, as of December 31, 2025, spans more than 57,000 apartment units and 28 million square feet of industrial and commercial space, with $32.1 billion in assets under management. GID also manages a credit platform providing commercial real estate debt solutions for institutional borrowers, and maintains corporate offices in Atlanta, Boston, Dallas, Dubai, New York, and San Francisco.
Duncan Jones Brings 20 Years of Mid-Atlantic Multifamily Experience
Jones joins GID with two decades of multifamily real estate experience, including 16 years as a developer specifically across the Mid-Atlantic region — Virginia, Washington D.C., suburban Maryland, and North Carolina. Over the course of his career, he has led and contributed to 25 communities and more than 7,000 homes, spanning both rental and for-sale housing across a range of product types.
Most recently, Jones served as Senior Vice President and Director of Multifamily at Akridge, where he led development activity for seven years.
"GID's fully integrated platform provides a strong foundation to execute development opportunities across the Mid-Atlantic," Jones said. "I look forward to working with the team to grow the platform and deliver well-designed communities in these key markets."
Mid-Atlantic Fundamentals Drive Real Estate Development Strategy
GID cited the Mid-Atlantic's "resilient economic base and consistent demand for housing" as key factors supporting the expansion. The region's mix of population and employment growth across markets such as Northern Virginia and North Carolina aligns with the criteria GID has outlined for its private market real estate strategies.
"The Mid-Atlantic presents a strategic opportunity for our residential platform, supported by its resilient economic base and consistent demand for housing," said John Gagnier, President of GID Development. "Bringing on experienced leaders like Duncan underscores our focus on building a high-quality team with local insight to support continued expansion in these key markets."
GID's vertically integrated model — which the firm says provides alignment with partners and operational consistency — has underpinned landmark projects including Waterline Square in New York, High Street in Atlanta, and Cirrus and Stratus in Seattle. The firm said the continued expansion of GID Residential Partners is intended to further enhance its visibility in the national multifamily real estate market.
Platform Eyes Northeast, Southeast, Southwest, and West
Beyond the Mid-Atlantic, GID has indicated plans to continue expanding GID Residential Partners into key markets across the Northeast, Southeast, Southwest, and West. The firm's portfolio spans multifamily and industrial asset classes, and GID has 65 years of experience across multiple asset classes, operating as a privately held company.
The Mid-Atlantic expansion is subject to the caveat, noted by GID, that there can be no guarantee the firm's sourcing capabilities will continue or proceed at the pace described.
