Greystone Closes $16.1 Million Freddie Mac Refinance for 290-Unit Dallas Multifamily Property

Greystone Real Estate Capital has provided a $16,149,000 Freddie Mac loan to refinance Sunchase Park and Ramblewood Apartments, a 290-unit multifamily property in Dallas, Texas, the firm announced Aug. 13, 2026. The financing was originated by Tony Spaeth, TJ Spaeth, and Dylan DiBello on behalf of the borrower, Texcan Ventures IV, LTD.
Deal Structure and Loan Terms
The Freddie Mac loan carries a five-year, fixed-rate term and includes two years of interest-only payments followed by a 30-year amortization schedule. The structure provides near-term debt service flexibility while locking in long-term financing on a stabilized asset.
Greystone described Texcan Ventures IV, LTD as a repeat client with extensive operating experience in the Dallas-Fort Worth multifamily market, indicating the loan was underwritten around a proven track record rather than a repositioning or turnaround scenario.
Property Overview: Sunchase Park and Ramblewood Apartments
Sunchase Park and Ramblewood Apartments together comprise 30 residential buildings spread across approximately seven acres. The communities were originally constructed in 1976 and 1978 and offer gated access, a clubhouse and leasing office, laundry facilities, carports, and surface parking.
The 1970s vintage of the communities is relevant in the current environment. Owners of older multifamily assets have faced rising operating and renovation costs in recent years — U.S. commercial property remodeling material costs rose 40.3% between January 2021 and April 2026 — making refinancing decisions and capital structure management increasingly important for long-term hold strategies.
Quotes from the Transaction
"This Freddie Mac financing provided an effective long-term solution for a repeat Greystone client with extensive operating experience in the Dallas-Fort Worth multifamily market," said Tony Spaeth. "The transaction reflects Greystone's ability to draw on its agency lending capabilities to structure financing that supports a borrower's objectives for a well-established asset."
Jane Thiel of Texcan Ventures IV, LTD also commented on the transaction. "Working with the Greystone team on this transaction was a seamless experience from start to finish," Thiel said. "Their deep market expertise and efficient process highlight the strength and reliability of the Freddie Mac platform. It was a true collaborative effort, and we look forward to working with Greystone on more successful deals in the future."
Dallas Multifamily Market Context
The transaction reflects continued agency lending activity in the Dallas-Fort Worth multifamily market. Multifamily has broadly held up as one of the stronger commercial real estate sectors, with demand remaining elevated and agency lenders such as Freddie Mac continuing to provide execution certainty for stabilized deals.
For older assets like Sunchase Park and Ramblewood Apartments, fixed-rate agency financing can serve as a tool for owners to manage near-term cash flow while preserving optionality on future capital improvements or hold-period decisions.
Greystone is an active Freddie Mac lender with a multifamily financing platform that spans agency, FHA, and other debt products.
