GXO Logistics Signs 35,000-Square-Foot Lease at Hines' T3 FAT Village in Fort Lauderdale
FORT LAUDERDALE — Hines and Urban Street Development have signed the first two office leases at T3 FAT Village, the six-story, approximately 180,000-square-foot mass timber office building under development at 501 North Andrews Avenue in Fort Lauderdale's Flagler Village neighborhood, the firms announced Sept. 15.
GXO Logistics, Inc. (NYSE: GXO), the world's largest pure-play contract logistics provider, will occupy 35,000 square feet as a regional office supporting its Americas and Asia Pacific operations, complementing existing offices in Dallas and High Point, N.C. Workplace design and furniture company CBI Workplace Solutions will relocate its Fort Lauderdale office from Las Olas Boulevard into the building. Together, the two leases account for the first office commitments at the property.
Florida's First Mass Timber Office Building Attracts Early Tenants
T3 FAT Village is the first mass timber office building in Fort Lauderdale and the first of its kind in Florida. The building's design incorporates sustainable materials, abundant natural light and flexible floor plates, and the project is targeting LEED Gold and WiredScore certifications. The structure topped out by late 2025 and early 2026, with first tenant move-ins now scheduled for 2027.
The office building is the centerpiece of the broader FAT Village redevelopment, a joint venture between Hines and Urban Street Development spanning approximately 5.6 acres. The $500 million mixed-use project encompasses over 800,000 square feet and is planned to include residential units, roughly 80,000 square feet of ground-floor retail, restaurants, entertainment, artist studios and public gathering spaces.

Blanca Commercial Real Estate serves as the exclusive office leasing agent for T3 FAT Village. GXO's 35,000-square-foot commitment represents approximately 19 to 20 percent of T3 FAT Village's total office inventory, marking a meaningful pre-leasing milestone ahead of the building's anticipated 2027 occupancy.
Tenants Cite Design and Neighborhood Connection
CBI Workplace Solutions, founded in 1993 and headquartered in Charlotte, N.C., operates across the Carolinas, Tennessee and Florida through divisions focused on strategic solutions, interior construction and furniture. The company is a MillerKnoll certified dealer and has served the South Florida market from Fort Lauderdale for years.

GXO operates more than 150,000 team members across more than 1,000 facilities totaling more than 200 million square feet globally. The Fort Lauderdale regional office will support the company's growth across its Americas and Asia Pacific business segments.
FAT Village Development Context and Outlook
Urban Street Development co-founder and CEO Alan Hooper described the project's positioning relative to competing South Florida markets. "We built FAT Village on the belief that companies and their employees are placing more value on how a place makes you feel than a main street address," Hooper said. "With an art centric, food-forward connection to a young neighborhood, and the timber structure with tons of windows that celebrate sunlight, T3 FAT Village in Fort Lauderdale is like nothing you will find in Miami or West Palm Beach. Ground-floor retail and restaurant partners for T3 FAT Village are expected to be announced later this year. Completion of the full FAT Village master plan, including retail, public spaces and additional neighborhood amenities, is scheduled to come online throughout the year following first tenant occupancy.
Hines manages $91.7 billion of assets globally across property types, with approximately 4,600 employees operating in 30 countries. Blanca Commercial Real Estate, founded in 2009, has advised on the leasing and sales of more than 15.5 million square feet and has maintained more than 30 percent market share of all Class A and B office lease transactions signed in Miami since 2016.
