Property and Lease Details
Originally constructed in 1979, the building at 500 North Gulph Road underwent a comprehensive redevelopment in 2018 that included the addition of floor-to-ceiling glass, upgraded building systems, renovated amenity spaces, and enhanced parking and site infrastructure.
The property sits directly at the Pennsylvania Turnpike interchange, providing immediate access to Interstates 76 and 276 as well as Routes 202 and 422. It is adjacent to King of Prussia Town Center and located minutes from King of Prussia Mall.
Strategic Fit for Harbor Group International
"500 North Gulph Road represents the type of high-quality asset we seek to acquire under our single tenant office investment strategy," said Mike Nathan, Chief Investment Officer, Office at Harbor Group International. "The combination of a long-term corporate tenant, long-duration lease and exceptional building quality and location within King of Prussia makes this purchase a valuable addition to our portfolio."
Harbor Group International describes itself as a strategic investor in well-located, highly amenitized office properties. The firm noted that its office portfolio spans equity and credit investments, and cited its ownership and management of 51W52, a trophy office tower in Midtown Manhattan, as an example of its approach — one that recently achieved full lease-up.
