Hargreaves Lansdown Expands Bristol HQ at Welcome Building to 116,665 SF, Tristan Capital Partners and Trammell Crow Asset Now 91% Let

Hargreaves Lansdown, the UK's largest investment and savings platform for private investors, has signed a long-term lease for an additional 26,303 sq ft at Welcome Building in Bristol, expanding its headquarters to 116,665 sq ft across four floors. The deal brings the 207,000 sq ft office building — developed through a joint venture between EPISO 5, a fund managed by Tristan Capital Partners, and Trammell Crow Company — to 91% leased.

Deal Details

The latest lease follows Hargreaves Lansdown's initial commitment in 2025, when the firm took 90,362 sq ft across three floors at Welcome Building for its new headquarters — the largest Bristol city centre office letting since the fourth quarter of 2019. The new expansion adds a fifth floor, bringing the company's share of the building to 58% of its total area.

Alder King and Knight Frank serve as leasing agents for Welcome Building. Newsteer represented Hargreaves Lansdown in the transaction. Financial terms of the lease were not disclosed.

Welcome Building: Occupancy and Tenant Roster

With Hargreaves Lansdown now occupying 116,665 sq ft, Welcome Building's confirmed tenant roster includes international law firm DAC Beachcroft, which leases 44,196 sq ft, and Unite Students, the UK's largest owner, manager and developer of purpose-built student accommodation, which relocated its headquarters to 22,000 sq ft in the building.

Welcome Building offers reconfigurable floorplates ranging from 22,000 sq ft to 30,000 sq ft, described by the joint venture as the largest available in Bristol city centre.

ESG Credentials and Building Amenities

Welcome Building targets net zero carbon operations and carries an EPC 'A' rating. It has achieved BREEAM Outstanding certification, a Design for Performance NABERS UK 5 Star target rating, WiredScore Platinum, SmartScore Gold, and WELL Core Platinum certification. The building won the ESG Award at the regional British Council for Offices Awards.

Amenities include a ground-floor and mezzanine internal "Street" featuring hotel-style furnishings, a café, a 3,000 sq ft gym and wellness space, an auditorium, breakout seating areas, and public art installations.
