High Street Logistics Properties Acquires 1.01 Million-SF Northwest Spur Industrial Park in Houston Via JLL
High Street Logistics Properties has acquired Northwest Spur Industrial Park, a six-building, 1,010,912-square-foot industrial portfolio in Houston, Texas, according to an announcement from JLL Capital Markets on June 30, 2026. JLL represented the seller, whose identity was not disclosed, in the transaction. Financial terms were not released.
Asset Overview: Rail-Served Infill Scale in Northwest Houston
The property is located at 9200–9300 Baythorne Drive and 4820 Blalock Road in Houston and encompasses 43.52 acres. The six shallow-bay buildings were constructed in 1980 and feature clear heights ranging from 18 to 24 feet. Infrastructure includes 216 dock doors, 24 ramps, and 587 car parking spaces. Roofing systems across the buildings have been recently updated, according to JLL.
A distinguishing characteristic of the park is its rail connectivity: five of the six buildings are directly served by a Union Pacific rail line. JLL described this as a specialized amenity that generates consistent demand from manufacturing and distribution tenants requiring rail access.
The park was fully occupied at the time of sale, with 14 tenants spanning packaging manufacturing, building supplies, plastics manufacturing, industrial supply, design and events, and food and beverage.
Value-Add Thesis: Mark-to-Market Opportunity Drives Acquisition
Despite full occupancy, the acquisition carries a value-add profile driven by near-term lease rollover. JLL noted that this rollover creates a mark-to-market opportunity of more than 20% on average rents relative to current market rates.
"High Street recognized the exceptional fundamentals of a fully occupied, rail-served industrial park in an infill location that would be prohibitively expensive to replicate today," said Trent Agnew, Senior Managing Director at JLL. "The property's 30-year operating history with anchor manufacturing tenants, combined with near-term lease rollover creating mark-to-market potential exceeding 20%, presented a differentiated value proposition in the Houston industrial market."
The JLL Capital Markets team on the transaction was led by Senior Managing Director Trent Agnew, Managing Director Charlie Strauss, Senior Director Lance Young, Associate Brooke Petzold, and Analyst Dawson Hastings.
Northwest Houston Submarket Context
JLL cited the Northwest Houston submarket's proximity to George Bush Intercontinental Airport, the central business district, and major container terminals as demand drivers for the park. JLL's marketing language characterized the asset as one that "would be prohibitively expensive to replicate today," pointing to the infill location as a factor limiting comparable new supply.
