High Street Residential, Haseko Secure Construction Financing for 281-Unit San Pedro Multifamily Development

High Street Residential (HSR), the residential subsidiary of Trammell Crow Company, and joint venture partner Haseko North America have closed on land and secured a construction loan for an eight-story, 281-unit multifamily community in Los Angeles' San Pedro Waterfront Arts District. The site at 155 W. 6th St. was acquired on January 13, with groundbreaking expected later this quarter.

The project, named Jules San Pedro, will occupy a 1.29-acre full city block at the gateway to the Port of Los Angeles. The development will include 1,276 square feet of ground-floor corner retail space alongside a mix of studio, one-bedroom, and two-bedroom residential units.

Strategic Location in Growing Waterfront District

Jules San Pedro is situated one block south of HSR's recently completed 137-unit Vivo on Harbor project. The development is directly adjacent to the new Piazza Miramare, providing residents access to the Little Italy district's dining, retail, and fitness options.

The project will sit across the waterfront from the $250 million West Harbor development, a 42-acre mixed-use entertainment destination scheduled to open in Summer 2026. West Harbor will feature over 320,000 square feet of restaurants and retail, including a 6,200-seat amphitheater and entertainment options such as an amusement park, dog park, and a padel/pickleball concept.

First Joint Venture Partnership Between HSR and Haseko

The project marks the first collaboration between High Street Residential and Haseko North America.

Sustainable Design and Community Amenities

Designed by KFA Architecture, the development will be Greenpoint Rated and incorporate sustainable elements including EV charging stations and a rooftop, net-metered solar photovoltaic system. Westport Construction will serve as development manager for the project.

Community amenities will include a pool deck and courtyard with sauna, spa, and clubhouse; a central water-facing courtyard with indoor/outdoor fitness facilities; a sky lounge and rooftop deck; multiple BBQ areas; a pet spa; and an oversized coworking space with multiple conference rooms and work areas.
