Hilco Real Estate Markets 12-Note New York Portfolio With $14.3M in Unpaid Principal Balance

Hilco Real Estate has been retained to offer a portfolio of 12 nonperforming bank notes with an unpaid principal balance exceeding $14.3 million, secured by multifamily and retail properties across Brooklyn, Upper Manhattan, the Bronx and Yonkers, New York. The notes may be acquired individually, in customized packages or as a complete portfolio.
Portfolio Overview and Collateral Profile
The 12 notes are secured by a mix of multifamily and retail properties spread across four established New York submarkets. Several of the collateral properties are located near Prospect Park, Highland Park and Yankee Stadium, while others benefit from proximity to major transit lines, employment centers and neighborhood retail corridors.
Brooklyn, Upper Manhattan, the Bronx and Yonkers are characterized by dense populations, extensive public transportation networks and high barriers to new development — market conditions the firm says support long-term collateral values even when underlying borrowers are in distress.
Loan Status and Investor Resolution Strategies
The loans are in various stages of foreclosure and default. Buyers may pursue multiple resolution paths depending on their investment objectives, including loan workouts, foreclosure proceedings, negotiated payoffs or acquisition of the underlying real estate. The ability to purchase the entire portfolio or select individual notes is intended to broaden the potential buyer universe to include debt funds, family offices, local operators and special-situation investors.
"This portfolio offers investors access to well-located collateral across several of New York's most established submarkets," said Christian Koulichkov, Senior Vice President at Hilco Real Estate. "The combination of flexible acquisition options, diverse collateral and multiple resolution strategies creates an attractive opportunity for investors looking to capitalize on both the strength of the underlying real estate and the upside associated with nonperforming debt."
Market Context: Distressed CRE Note Sales in 2025–2026
The offering fits a broader pattern in commercial real estate in which lenders are monetizing distressed debt positions through controlled marketing processes rather than waiting for borrower recoveries, particularly in markets where refinancing conditions remain difficult for weaker operators. Hilco's real estate platform has been active in similar special-situation and bankruptcy-driven transactions across other markets, underscoring the firm's focus on distressed and nonperforming asset dispositions.
