Hines Acquires 1,476-Acre Brown Ranch Residential Land Development in Fort Worth
Hines, a global real estate investment manager, announced the acquisition of Brown Ranch, a 1,476-acre residential land development in Fort Worth, Texas. At full buildout, the community is expected to include approximately 3,800 homes, making it a significant planned residential community in the western portion of the Dallas-Fort Worth region. Trez Capital is serving as a capital partner on the investment, and Harvest Capital and TPG Credit provided financing for the acquisition and development.
The Dallas-based announcement, dated Oct. 5, 2026, said the acquisition advances Hines' high-conviction living strategy and expands its national land development platform.
Brown Ranch Development Plan
Brown Ranch is located in Fort Worth within the Aledo Independent School District. Hines described it as a large-scale master-planned community offering a range of single-family housing opportunities across an array of lot sizes and price points. The plan also includes approximately 70 acres of commercial development to support future services and amenities for the community.
The community plan includes a minimum of three amenity centers, 10 neighborhood parks and an extensive interconnected trail system, while preserving the property's existing natural features, including mature trees, rolling terrain and a large creek corridor.
The planned density works out to approximately 2.6 homes per gross acre. That figure includes roads, open space, amenities, commercial land and infrastructure, so it does not represent the density of the residential lots themselves. The project is expected to build out over approximately 12 years, with lot sizes ranging from roughly 2,000 to 4,500 square feet.
Homebuilders involved in the project include Beazer Homes, DRB Homes, HistoryMaker Homes, Meritage Homes, Pulte Homes and Risewell Homes.
Capital Partners and Financing
Hines is the sponsor of the investment. Trez Capital, a North American commercial real estate investor, is serving as a capital partner. Financing for the acquisition and development was provided by Harvest Capital and TPG Credit.
The transaction was facilitated by Landry Burdine, Austin Reilly and Josh Watson of the Dallas-Fort Worth office of Land Advisors Organization, a land advisory firm and broker of large-scale land and master-planned community sites in Dallas-Fort Worth.
Hines on the Dallas-Fort Worth Opportunity

Market Context: Westward Growth in Dallas-Fort Worth
Hines said the acquisition comes as the U.S. continues to face a housing supply gap of approximately 4.5 million homes. According to the U.S. Census Bureau figures cited by Hines, the Dallas-Fort Worth metro reached approximately 8.5 million residents in 2025, an 11% increase since 2020. Parker County, part of the westward growth corridor surrounding Brown Ranch, grew approximately 25% over the same period, reaching nearly 185,000 residents. Fort Worth has surpassed one million residents and grew nearly 12% between 2020 and 2025.
Brown Ranch sits in Fort Worth's extraterritorial jurisdiction, north of Old Weatherford Road, south of White Settlement Road and northeast of Walsh Ranch, straddling the Tarrant-Parker county line. Walsh Ranch is a neighboring west Fort Worth development planned across approximately 7,200 acres with as many as 18,000 homes at buildout. The concentration of large projects points to a corridor that is becoming a major housing-production zone.
The 2026 Dallas-Fort Worth housing market has been described as large but more balanced than during the pandemic-era surge. Approximately 110,000 developed lots were reported in the regional pipeline. Analysts projected 2026 housing starts of 40,000 to 45,000, with forecasts calling for closings to rise approximately 15% to 16%, starts to increase about 8% and prices to rise roughly 3%. A large lot pipeline means developers compete on location, infrastructure delivery, product design and affordability.
City Agreement and Infrastructure
Fort Worth approved a development agreement with Hines in June 2026 covering the Brown Ranch area. The agreement provides a framework for single-family housing, urban residential uses and commercial development, while addressing infrastructure and open-space commitments. The city is expected to provide water and sewer services, while Hines will design, construct or contribute financially toward public improvements, including extensions of major roads. Planned connections involve Walsh Ranch Parkway and Old Weatherford Road, including arterial and bridge improvements.
Hines also obtained city support for creation of a municipal utility district, or MUD, encompassing approximately 1,476.889 acres. A MUD can provide a mechanism to finance water, wastewater, roads and related infrastructure through debt and future assessments or property taxes. For a developer, that structure can help make a large greenfield project financially feasible; for future homeowners, it can create an additional property-tax or assessment burden.
Homes at Brown Ranch could sell for approximately $500,000 on average, implying a potential aggregate home sales value of about $1.9 billion. That figure is an indicative retail estimate and does not represent the value of the land acquisition or projected developer profit.
