Hines Global Income Trust Adds $500 Million-Plus in Atlanta, Dallas and Columbus Acquisitions
HOUSTON — Hines Global Income Trust, Inc. (HGIT) is expanding its U.S. portfolio through three acquisitions totaling more than $500 million across Atlanta, Dallas and Columbus, Ohio, Hines announced Oct. 6. The purchases comprise a luxury multifamily tower, a mixed-use portfolio and a Class A industrial portfolio.
Hines, a global real assets investment manager that sponsors the public, non-listed real estate investment trust, said the acquisitions advance HGIT's strategy across living, mixed-use and industrial real estate. Together, the properties expand the portfolio across three U.S. markets and provide diversified exposure to residential, retail and industrial demand, the firm said.
Three Acquisitions Across Three Markets
The acquisitions announced by Hines Global Income Trust are:
- 99 West Paces, Atlanta: a 312-unit luxury multifamily tower.
- Bishop Arts Portfolio, Dallas: a mixed-use property with 539 multifamily units and approximately 49,000 square feet of high-street retail.
- Castings Commerce Center, Columbus: an 862,000-square-foot Class A industrial portfolio.

99 West Paces Brings Hines Global Income Trust Into Atlanta Multifamily
99 West Paces is located at 99 W. Paces Ferry Road NW in Atlanta's Buckhead neighborhood, directly adjacent to Buckhead Village and within walking distance of retail, dining and services, including Whole Foods, St. Regis, Tuxedo Park and Cherokee Town & Country Club. The 13-story building, completed in 2023 according to Hines, is approximately 95% leased.
The property offers one- to three-bedroom residences ranging from approximately 722 to 3,419 square feet. Amenities include a wellness club and fitness center, pet spa, coworking spaces and a sky lounge.
The asset expands HGIT's multifamily platform into Atlanta, with Hines Living providing asset and property management services. Michael Harrison and Vikram Mehra of Hines' U.S. Sunbelt team led the acquisition.
Bishop Arts Portfolio Adds Dallas Mixed-Use Exposure
The Bishop Arts Portfolio is a mixed-use urban property spread across nine buildings on nearly seven acres in Dallas' Bishop Arts District. The multifamily assets are approximately 95% leased and the retail space is 98% leased, with 22 tenants comprising restaurants, boutiques and neighborhood-serving businesses.
Hines said the walkable, lifestyle-oriented location gives residents, visitors and tenants access to one of Dallas' most experiential urban districts. The combination of apartments and street-level retail gives HGIT exposure to both residential demand and retail and restaurant tenancy in an established urban district.

Castings Commerce Center Expands Midwest Industrial Holdings
Castings Commerce Center is a three-building, 862,000-square-foot Class A industrial portfolio in Columbus, developed in 2024 and 96% leased to five tenants. The buildings have clear heights of 32 to 40 feet and benefit from a 15-year, 100% real estate tax abatement. The portfolio has access to Interstates 70, 71 and 270, two Class I railroads and Rickenbacker International Cargo Airport.
The portfolio has a 9.1-year weighted-average lease term and is anchored by long-term leases with two Fortune 100 companies. HGIT acquired it for approximately $117 million, or roughly $136 per square foot. The seller was unaffiliated with HGIT, and JLL represented the seller. The purchase further expands HGIT's Midwest industrial portfolio.

Portfolio Context for Hines Global Income Trust
HGIT's portfolio, including properties held through its Delaware statutory trust program, had a gross asset value of approximately $6.89 billion as of Aug. 31, 2026, and is diversified across geographies and property types. The trust focuses on sectors supported by the potential for durable income and favorable long-term fundamentals, while maintaining what Hines described as a disciplined approach to capital deployment.
All three acquisitions were substantially leased at announcement, ranging from approximately 95% at 99 West Paces to 98% for Bishop Arts retail space. HGIT, a public, non-listed REIT sponsored by Hines, began operations in 2014 and invests in commercial real estate in the United States and internationally.
Hines, founded in 1957, has approximately 4,600 employees in 29 countries and manages approximately $91 billion in assets as of June 30, 2026, including both the global Hines organization and RIA assets under management.
