GARLAND, Texas — May 15, 2026Institutional Property Advisors (IPA), a division of Marcus & Millichap (NYSE: MMI), announced the sale of Alta Firewheel, a 250-unit multifamily property in Garland, Texas. Wood Partners was the seller and Pardue Companies was the buyer. Financial terms of the transaction were not disclosed.

Deal Details and Brokerage Team

Joey Tumminello, IPA senior managing director investments, along with Drew Kile, Taylor Hill, Michael Ware, and William Hubbard of IPA represented the seller and procured the buyer in the transaction.

"The property's proximity to Dallas, the affluent Firewheel neighborhood, and transit options appeals to renters, and Garland's tight multifamily vacancy rate relative to other areas of the Metroplex draws investors," Tumminello said in a statement.

Property Overview

Built in 2024, Alta Firewheel is a controlled-access multifamily community offering a resort-style swimming pool, tanning deck, fitness center, lounge, and gaming area. Individual apartments feature open-concept floor plans, washers and dryers, stainless-steel appliances, and large windows.

The property is situated near President George Bush Turnpike, Firewheel Parkway, and the Firewheel Town Center. The CityLine mixed-use development, Dallas Area Rapid Transit's Downtown Garland Station, and the Telecom Corridor are within a short drive. Major employers in the area include The Kraft Heinz Co., The Sherwin-Williams Co., and US Foods.
