CLARKSVILLE, Tenn.Institutional Property Advisors (IPA), a division of Marcus & Millichap (NYSE: MMI), has exclusively listed Sango Ridge, a 94-unit townhome-style multifamily asset in Clarksville, Tennessee, for sale via open bid, the firm announced June 9, 2026.

Property Overview: Townhome-Style Multifamily in a Growing Submarket

Completed in 2025 on nearly nine acres, Sango Ridge is described by IPA as fully stabilized. The community offers a unit mix of two- and three-bedroom floor plans averaging 1,265 square feet. Interior features include nine-foot ceilings, in-unit washers and dryers, walk-in closets, and private backyard patios.

The property sits directly across from a newly developed Publix-anchored shopping center. No asking price has been disclosed; the listing is offered at open bid.

Clarksville's Commercial Real Estate Footprint and Economic Drivers

Major employers cited in the listing include Hankook Tire, LG Electronics, Google, Trane Technologies, Agero, Vanderbilt Clarksville Hospital, and Microvast Inc. According to IPA, Clarksville contains 18.8 million square feet of industrial space, 15.4 million square feet of retail space, and 3.5 million square feet of office real estate.

Nashville Metro Growth Underpins Multifamily Demand

"Over the last five years Clarksville's population has grown 15.5%, and nearby Nashville is expected to add about 143,000 people over the next five years, which will contribute to the formation of approximately 63,000 households," said David Stollenwerk, IPA managing director investments.
